Why 63 Nobe matters
63 Nobe is a 28-residence condominium completed in 2010, with a rooftop pool and gym, in-unit laundry and covered garage parking. Kobi Karp is the architect.
Residences run from about 1,050 to 1,300 square feet, largely two-bedroom, two-bath.
North Beach and Indian Creek Drive
North Beach is the northern district of Miami Beach, above Mid-Beach, roughly from 63rd Street to the Surfside line. The ocean is on the east side, with Collins Avenue running through it, and Indian Creek and the bay-side streets are on the west.
63 Nobe is on Indian Creek Drive at 63rd Street, a short distance from Collins Avenue and the beach. The North Beach Town Center, centered around 71st Street, is the district's retail and civic node. North Shore Park and Youth Center, with its bandshell, is further north along the ocean. The Miami Beach Beachwalk boardwalk runs along the dunes through the area. Mid-Beach's hotels, including the Fontainebleau, are to the south, and Bal Harbour's retail corridor is to the north.
The building is not on the ocean or directly on the water; it is a short walk or bike ride from it.
Architecture and unit composition
The building is six stories with 28 residences. Plans are largely two-bedroom, two-bath, from about 1,050 to 1,300 square feet. Interiors include washers and dryers in the unit, walk-in closets and central air conditioning. Confirm interior area against the association's size schedule.
Parking is in a covered garage with assigned spaces.
Building operations
The building has an elevator, a rooftop pool and spa, a gym and bike storage.
Ask for the current budget and monthly charges, financial statements, any special assessment notices and the master insurance policy. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. The property is in FEMA flood zone AE, so ask what flood coverage the master policy includes and what the owner must carry.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, March 2026, at $532,500. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at 63 Nobe
Confirm the unit's interior area. Sizes vary by line; use the association's schedule and the recorded plans.
Ask about parking. Confirm the number per unit and whether spaces convey with the unit.
Check the reserves. A small association has few owners to share a large repair. Ask for reserve balances and the study.
Confirm leasing and pet rules. They are set by the association; underwrite a rental only after reading them.
What to know if you're selling at 63 Nobe
Lead with the layout and features. Two-bedroom plans of about 1,050 to 1,300 square feet, in-unit laundry, garage parking and a rooftop pool.
Price against the building's own trades first, then against newer North Beach and Mid-Beach condominiums.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 2010. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked.
