Why Baylights matters

Baylights is a bayfront building of 12 residences on Bay Drive in North Beach. Interior space runs from about 1,513 to about 2,516 square feet, in two- and three-bedroom plans; the building has no studios or one-bedrooms.

Kobi Karp, the Miami Beach architect, designed it.

North Beach and the Bay Drive site

North Beach is the part of Miami Beach north of Mid-Beach, running up toward Surfside and Bal Harbour, with the Atlantic on one side and Indian Creek and Biscayne Bay on the other. Baylights is on the bay side, on Bay Drive, next to a city park.

The beach, Bal Harbour and South Beach are each a short drive in different directions. The site is in flood zone AE, which affects insurance and lender requirements.

Architecture and unit composition

Kobi Karp Architecture designed the building. It is five floors with 12 residences, in two- and three-bedroom plans, including two penthouses. Residences have large balconies facing the water, and the penthouse plans add roof-level terraces.

Finishes as delivered included marble counters and baths, impact-rated windows and doors, individual laundry rooms and walk-in closets. Renovation since delivery varies by unit.

The building's floor plans are lettered by line, with several variations, so the plan count does not map cleanly to 12. Ask the association for the unit-by-unit schedule.

Building operations

Parking is covered and assigned in a garage, with two spaces per residence; ask whether any space is deeded or limited common element. The building has secure entry, a semi-private elevator arrangement and camera security. Ask whether it has staff, a manager or a concierge.

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for reserve funding, the current budget and recent financial statements, and any pending assessment. In a 12-unit building, one assessment is spread across few owners, so the per-unit amount can be large. Because the building is on the water, ask about insurance coverage and recent premium changes.

Policy framework

Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.

Sales context

One recorded sale, April 2023, at $1,150,000. It is one sale, not a building price. With interior sizes spanning about 1,000 square feet between the smallest and largest lines, and penthouses on top, the building average will mislead; price by line and floor.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you're buying at Baylights

Get the unit schedule. Interior and exterior areas vary widely. Confirm the size of the specific line and its terrace before comparing prices.

Check flood and insurance. Ask for the association's flood and windstorm coverage, premium history and any pending changes.

Read the reserve documents. With 12 owners, any assessment is shared among few. Request the SIRS, budget and financials.

What to know if you're selling at Baylights

Price against the line, not the building. Bring in similar bayfront boutique sales nearby and explain the size and terrace differences.

Have the documents ready. Budget, financials, SIRS, insurance summary and rules shorten diligence.

Recorded sales history

Recorded transfers for this building in Miami-Dade County public records, back to Feb 2012. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
