Why Bella Vista Mid-rise South matters

It is a seven-story building of 22 homes, with a few residences on each floor, large three-bedroom plans and private elevator entry on the Intracoastal. Porto Vita was built in phases from 1996, with the South Tower following in 2000 and the North Tower in 2004, and this is one of the earliest of its four multifamily buildings. It was planned as a Mediterranean community on about 18 waterfront acres north of Turnberry Isle.

The scale is low-rise, with plans of about 2,850 square feet and up, in a gated, Mediterranean-style marina community on the waterway. With 22 homes there are few trades to compare, and a single sale is not a price level.

This page covers Bella Vista Mid-rise South at 19925 NE 39th Place only. Bella Vista Mid Rise North, at 20165 NE 39th Place, is a separate and larger building next door, as are the two Porto Vita high-rise towers. Each has its own association.

The Porto Vita community

Porto Vita is a Mediterranean-style gated Intracoastal community. It has five parts: the two Bella Vista mid-rises on NE 39th Place, the North and South Towers on NE 38th Court, 26 townhomes, and one single-family home. The Villa Grande Club, at 20105 NE 38th Court, sits at the center, with a marina of 21 slips. The site covers about 18 waterfront acres.

Each building is its own condominium with its own association. The club, marina and shared grounds are run at the community level, and how those costs are split is the first question for any buyer. The other pages in this series:

Aventura and Porto Vita

Aventura is a city in northern Miami-Dade County between Hallandale Beach and North Miami Beach, on the mainland side of the Intracoastal Waterway. Porto Vita sits immediately north of Turnberry Isle, with Aventura Mall a short drive away and the Atlantic beaches of Sunny Isles Beach across the waterway. The Porto Vita buildings are Mediterranean in style, with terra-cotta barrel-tile roofs and detailed landscaping.

The parcel is in flood zone AE, a mapped special flood hazard area. For a waterfront building that affects insurance and lender requirements, so get a quote before pricing an offer.

Architecture and unit composition

The building is seven stories with a double-door entry, a lobby finished in imported marble and wood, three elevators that open privately to each residence, large terraces, split bedroom plans and covered assigned parking. The floor plans are four three-bedroom lines of about 2,850 to 3,360 square feet. Interior condition varies by unit.

Building operations

Ask in writing for the association's budget, the community's master arrangement and how Villa Grande Club, marina and guard costs are split between the association and Porto Vita.

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for recent financial statements and the master insurance policy.

Policy framework

Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Sales context

A sale in April 2026 closed at $1,600,000. One sale in a building this size does not set a price level. The median assessed value is about $1.64 million; an assessed value is not a sale price.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you're buying at Bella Vista Mid-rise South

Check the building's inspection status. Ask for the milestone inspection report and the reserve study; read both before pricing.

Check which association and fees apply. Ask what the building association and the Porto Vita community arrangement each charge and cover.

Confirm the plan. Get the floor plan and the association's size schedule before relying on any square footage.

What to know if you're selling at Bella Vista Mid-rise South

Price against your plan. Use recent trades on your line, and be ready to explain the community context.

Have the documents ready. Budget, reserve study, milestone report and flood and insurance history shorten diligence.

Recorded sales history

Recorded transfers for this building in Miami-Dade County public records, back to Mar 1996. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
