Why Porto Vita South Tower matters
It is the South Tower of Porto Vita, completed in 2000, before the North Tower. Turnberry Associates, the developer behind Turnberry Isle and Aventura Mall, built Porto Vita with CMC Group as a gated Intracoastal community, with a private clubhouse at its center. The South Tower has 150 residences on 32 floors. The Bella Vista mid-rises on the site date to 1996, so the towers came after the mid-rise buildings.
Residences run from about 2,390 square feet to nearly 4,700, and each opens from a private elevator foyer.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask also for the elevator and façade work history.
The Porto Vita community
Porto Vita is a Mediterranean-style gated Intracoastal community. It has five parts: the South Tower (this page) and the North Tower on NE 38th Court, the two Bella Vista mid-rise buildings on NE 39th Place, 26 townhomes, and one single-family home. The Villa Grande Club, at 20105 NE 38th Court, sits at the center. The site covers about 18 acres.
Each building is its own condominium with its own association. The club, marina and shared grounds are run at the community level, and you should ask how those costs are split between the associations. The other pages in this series:
- Porto Vita North Tower, 124 residences, 32 floors
- Bella Vista Mid-rise South, 22 residences, 7 floors
- Bella Vista Mid Rise North, 46 residences, 14 floors
Aventura and the Porto Vita site
Aventura is a city in north Miami-Dade between Hallandale Beach and North Miami Beach. Porto Vita sits on the Intracoastal side, near Turnberry Isle and Aventura Mall. Aventura Mall, with its anchors, restaurants and cinema, sits next to the community to the southwest. Turnberry Isle is close by. Owners reach the ocean by car or by boat, and Sunny Isles Beach is to the southeast.
Architecture and unit composition
Both towers are in a Mediterranean idiom; Swedroe Architecture is architect of record. Glass-paneled balconies open from the living room and bedrooms. Passenger elevators open by resident key card onto private foyers, and service elevators run to corridors away from the residences. Plans are two to five bedrooms with large terraces and floor-to-ceiling glass, including in-unit laundry rooms and Italian cabinetry in many plans. Kitchens have Gaggenau appliances, and primary baths have Chiampo marble floors, a whirlpool in one bath and a steam shower in the other. Check renovation status by unit.
Tower and club. The Villa Grande Club is a separate facility serving the whole community, with formal and casual dining, a piano bar and a salon. Ask which club services are included in South Tower charges and which are paid separately.
Building operations
The building has a two-story lobby, lobby security and entry attendants, and 24-hour valet. Parking is in a two-level covered garage, self-park or valet, and residents have air-conditioned storage lockers and a bicycle room.
Ask for the budget by line, recent financial statements, the structural integrity reserve study (SIRS), reserve funding, milestone inspection status and any special assessments. Ask how the club, marina and shared grounds are split between the North and South associations.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
The recorded history shows 343 arm's-length sales since delivery. One recorded sale, May 2026, at $2.7 million. It is one sale, not a building price. The median assessed value is about $1.48 million; that is an assessed value, not a market price. Pricing varies by line, floor, view and renovation.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Porto Vita South Tower
Confirm the tower. North and South are separate condominiums on the same street. Check the unit address and the association.
Read the reserve documents. The SIRS, milestone inspection status and pending assessments come first.
Price the renovation. Compare against same-line sales with similar finishes.
What to know if you're selling at Porto Vita South Tower
Price against your line. Use same-plan closings within your floor range.
Have the documents ready. Budget, reserve study, financials and inspection status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jan 2000. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
