Why Bellini at Williams Island matters
It is the newest tower on Williams Island and the last one built there. The other towers date from 1985 to 2005. Margulies, a Miami developer and art collector, also built a Bellini in Bal Harbour. The Williams Island tower has 70 residences on 24 floors, where the older island towers have roughly 170 to 310.
The tower is elliptical in plan, with wraparound glass balconies, and each residence opens from a private elevator entry. Ceilings are about 10 feet, and about 12 feet in the penthouses.
Timeline. Sales opened in 2008, with delivery then planned for 2009. The market turned, and the foundation pour and groundbreaking came in December 2011. The tower closed out in 2013.
Williams Island and Aventura
Williams Island is a gated peninsula of about 84 acres in Aventura, between Maule Lake and the Intracoastal Waterway. The lakes that bound it are flooded limestone quarry pits. The land changed hands in 1969 and again in 1980, when the Trump Group bought it and began development. It completed the first tower, 4000 Island Boulevard, in 1985. In 2004 the developer sold the common facilities to the island's property owners' association. Towers followed through 2005, and Bellini closed out the build-out in 2013.
The island's shared facilities include a spa and fitness center of about 27,000 square feet, a tennis center of 16 courts, and a marina with 106 slips. Ask in writing for Island Club membership terms, fees and any mandatory dues.
Architecture and unit composition
Cohen Freedman Encinosa designed the tower; the island's older towers are by Swedroe Architecture and Artec. Every residence has a private elevator entry, and a separate service elevator serves the building. Floors hold up to four residences, but 70 residences across 24 floors means many floors hold fewer.
Kitchens have Poggenpohl cabinetry and Sub-Zero refrigeration, baths have marble master suites, and the glass is hurricane-rated floor to ceiling. Finishes in resale units vary by owner. Floor plans are mostly three-bedroom, with larger four- and five-bedroom plans at the top of the size range. Confirm the plan schedule for any unit.
Building operations
The building has a two-story lobby, a front desk, concierge and valet, and computerized access control. The pool deck faces the marina. The fitness center, saunas, media room and children's game room are inside the building.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the budget and financial statements. Ask how costs are split between the Bellini association and the island association.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Launch pricing in 2008 ran from about $1.2 million to $3.5 million. A sale in June 2026 closed at $5.25 million. It is one sale, not a building price. Plan, floor, view and condition drive price, and the building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Bellini at Williams Island
Confirm the building. Bellini in Bal Harbour has the same name and developer. Check the address.
Get the island costs in writing. Ask what the club membership and island association charge, and what is mandatory.
Read the reserve documents. Request the SIRS, budget and financials.
What to know if you're selling at Bellini at Williams Island
Price against your plan. Use same-plan sales and adjust by floor and view.
Have the documents ready. Budget, financials, SIRS and the island membership terms shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 2013. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
