Why Porto Vita North Tower matters
It is a large-plan condominium tower on the Intracoastal in Aventura. The North Tower has 124 residences on 32 floors. The plans are three- to five-bedroom homes with Atlantic and Intracoastal views, gourmet kitchens and, in select plans, steam showers in the primary baths.
Turnberry Associates, the Aventura developer behind Turnberry Isle and Aventura Mall, built Porto Vita with CMC Group as a gated community. The North Tower was completed after the South Tower. The towers are separate condominiums: the South Tower has a different address and a larger count, 150 residences. Ask which association governs any listing before you price it.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask also for the elevator and façade work history.
The Porto Vita community
Porto Vita is a Mediterranean-style gated Intracoastal community. It has five parts: the North Tower (this page) and the South Tower on NE 38th Court, the two Bella Vista mid-rise buildings on NE 39th Place, 26 townhomes, and one single-family home. The Villa Grande Club, at 20105 NE 38th Court, sits at the center. The site covers about 18 acres.
Each building is its own condominium with its own association. The club, marina and shared grounds are run at the community level, and you should ask how those costs are split between the associations. The other pages in this series:

Aventura
Aventura is a city on the Intracoastal in north Miami-Dade, between Hallandale Beach and North Miami Beach. Its retail center is Aventura Mall on Biscayne Boulevard. Porto Vita is a gated community on the Intracoastal side, so owners reach the ocean by car or boat rather than on foot.
Architecture and unit composition
Residences are three- to five-bedroom plans, with one two-bedroom line, in split-bedroom layouts with terraces facing the Intracoastal and the Atlantic. The design uses resident-only key-card passenger elevators and separate service elevators that open into service corridors away from the residences.
Check renovation status by unit.
Building operations
The building has a two-story lobby, doorman and lobby attendants, and 24-hour valet. Residents use the Villa Grande Club, which holds a spa and dining, and the fitness center, which runs classes. Parking is in a two-level covered garage with self-parking or valet, and residents have air-conditioned storage lockers.
Ask which club services are included in the association's charges and which are paid separately. Ask for the budget by line, the reserve study and the most recent financial statements. Also confirm how the club and common elements are shared between the North and South Tower associations.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, December 2025, at $3.2 million. It is one sale, not a building price. The median assessed value is about $2.28 million; that is an assessed value, not a market price.
Prices run by line, floor and renovation.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Apr 2003. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
