Why Casablanca Villas matters
Casablanca Villas is a small condominium on Collins Avenue north of Mid-Beach, completed in 2008. It has 44 homes over six floors, with covered parking and a rooftop pool.
The building is not on the water. Its address is on Collins Avenue, the main north-south street of Miami Beach, and the Atlantic beaches are nearby.
North Beach and Collins Avenue
6362 Collins Avenue sits in the North Beach area of Miami Beach, near its boundary with Mid-Beach, in ZIP code 33141. North of 63rd Street the island narrows, and the streets that run east-west reach the ocean quickly. Collins Avenue here carries local traffic, small retail and a mix of older low-rise apartment buildings, hotels and newer condominiums.
The beach is close, Mid-Beach's hotel and dining strip is to the south, South Beach is a short drive, and Bal Harbour's shopping district is a short drive north. The area is reached by car or the Collins Avenue bus routes; it is not a walk-to-everything address the way Lincoln Road is.
Architecture and unit composition
The building rises six stories and holds 44 residences in one- and two-bedroom plans. Two separate elevator banks serve the floors. Parking is covered and assigned, and the garage is part of the building.
Residences have in-unit washers and dryers, walk-in closets, impact-rated glass and glass-front balconies. Finishes and balcony configurations differ between lines. Ask for the floor plan and the association's size schedule for the specific unit.
Building operations
The common areas include a rooftop pool, a spa, a sundeck and lounge, and ground-level landscaped gardens. The building has 24-hour security and a concierge.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the current operating budget and what the monthly charges include. The building is in FEMA flood zone AE; ask about the flood insurance carried by the association and the elevation of the garage and mechanical rooms.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Do not assume short-term rental use is allowed.
Sales context
A sale in January 2024 closed at $640,000. It is one sale, not a building price. Prices in a building with one- and two-bedroom plans will differ by bedroom count, floor and view, and by what is included in the sale, such as the parking space.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Casablanca Villas
Check the parking. Get the assigned space number and check that it conveys with the unit.
Read the association's financials. Request the budget, reserve study, milestone inspection status and any assessments, planned or in progress.
Check the insurance. Ask for the master policy summary and the flood coverage the association carries, then price your own policy with the zone in mind.
Get the rules in writing. Pets, leasing and short-term use should come from the current rules, not from a description.
What to know if you're selling at Casablanca Villas
Price against your plan. Use one-bedroom trades for one-bedrooms and two-bedroom trades for two-bedrooms, and adjust for floor.
Have the documents ready. A current budget, financial statements, reserve study and inspection status shorten diligence for the buyer's attorney.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jan 2009. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
