Coconut Grove and South Bayshore Drive
Coconut Grove is a bayfront neighborhood south of Brickell and east of Coral Gables, with a village center, marinas and parks along Biscayne Bay. South Bayshore Drive runs along the water through the center of it. Dinner Key Marina and Miami City Hall in the old seaplane terminal, Kennedy Park, Peacock Park and the village core with CocoWalk are close, along with The Barnacle Historic State Park. The Rickenbacker Causeway to Key Biscayne is a short drive north, and Vizcaya Museum and Gardens is a few minutes away. The parcel is in flood zone X, but get wind and flood insurance quotes before pricing an offer.
Architecture and unit composition
The tower has wraparound terraces, floor-to-ceiling windows, walk-in closets, large primary baths with soaking tubs and glass showers, and bay views. Exposures vary by line; check views unit by unit.
Unit mix. Two- and three-bedroom plans dominate. Residences of up to six bedrooms and about 6,400 square feet are combinations of adjoining units. Ask the association which have been combined.
Building operations
The tower has concierge, security and valet, plus a recreation area with a pool, spa, tennis, basketball, a fitness room and a club room. Ask for current staffing, which amenities the association operates, the operating budget and any assessments.
Ask for reserve funding, any special assessments, recent financial statements and the master insurance policy. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage. Guest and move-in rules are also set by the association.
Sales context
One of three arms-length sales recorded in February 2026, closed at $2,200,000. It is one sale, not a building price. A median assessed value of about $1.62 million is a tax figure, not a market price. Unit sizes range widely.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jun 1996. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
