Why Grove Villas matters
Grove Villas is a townhome-style community of 20 residences, completed in 2006, in Coconut Grove.
Coconut Grove and the Bird Avenue location
Coconut Grove is a neighborhood on Biscayne Bay south of Brickell and north of Coral Gables. Its center is the village core around Grand Avenue, Main Highway and Commercial Street, with marinas at Dinner Key and bayfront parks including Peacock Park. Vizcaya Museum and Gardens and the Kampong botanical garden are nearby.
Bird Avenue runs through the residential interior of the Grove. A short drive reaches the village core, and the Coconut Grove Metrorail station connects to Brickell, Downtown and the airport line.
Architecture and unit composition
Construction is from 2006. The residences are townhome-style rather than stacked flats, so check in each case the floor count of the unit, the location of the garage or parking, and whether any outdoor space is private to the unit.
There is no staffed lobby. Ask whether the community has a pool, gym, gate or common garden.
Building operations
Ask about the management arrangement. Standard asks for any Florida condominium purchase: the current budget and recent financial statements and reserve funding. Ask whether the building falls under Florida's milestone inspection and structural integrity reserve study rules, and get the answer in writing. Because the community is small, a single special assessment is spread across few owners; ask about any pending or recent assessment, and about roof, paving and exterior-paint reserves.
Parcel flood zone is X. Insurance for the building and the unit are separate questions; ask for the association's master policy, its deductibles and the windstorm coverage.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, July 2024, closed at $930,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Grove Villas
Establish the unit first. Floor plans in a community this small differ by unit. Check interior size, floors and parking for the specific residence.
Read the association's financials. With 20 owners, a reserve shortfall lands on few people. Request the budget, reserve study and any assessment history.
Check the rules early. Pet, leasing and short-term-rental limits are set by the association.
What to know if you're selling at Grove Villas
Price against the same plan. Use the nearest townhome-style closings in the Grove and adjust for size and parking.
Have documents ready. Budget, financials, reserve study and the rules shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 2006. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
