Why Jade Signature matters
It is the Sunny Isles Beach tower designed by a Pritzker Prize-winning firm. Herzog & de Meuron, the Basel architects behind Pérez Art Museum Miami and the 1111 Lincoln Road garage in Miami Beach, drew a 57-story slab with floor plates that cantilever past one another, so the facade reads as stacked horizontal layers. The tower is oceanfront on Collins Avenue and stands among the larger buildings on the strip.
Fortune International Group developed it, with interiors by Pierre-Yves Rochon's firm PYR and landscape by Raymond Jungles. Rochon's interiors run from a two-story lobby with circular staircases through the club rooms and the residences. Jungles planted the beach-level gardens and the event terrace.
Residences are flow-through, with ocean views on one side and the Intracoastal Waterway and mainland on the other. Each residence has a private lobby on its floor. Ceilings are 10 feet, and penthouses run 12 feet or more. Terraces are large, and kitchens carry Gaggenau and Sub-Zero appliances and Snaidero cabinetry. Service quarters come with three-bedroom plans and larger.
At the top, the plan called for six double-height sky villas and two penthouses. The county record shows seven sales on floors 53 to 56 since 2019, from $10.15 million (residence 5301, April 2019) to $28.6 million (5603, April 2025). Residence 5603 also sold in March 2022 at $23.5 million, and 5503, about 8,100 square feet by the county's measure, sold at $18.5 million in January 2019 and $15 million in September 2022. Seven sales do not set a price level.
Sunny Isles Beach and Collins Avenue
Sunny Isles Beach is a barrier-island city in northeast Miami-Dade County, between the Atlantic and the Intracoastal Waterway. Collins Avenue (A1A) runs its length and is lined with condominium towers, many by branded developers and architects. Jade Signature is among them, with Acqualina, the Porsche Design Tower and Residences by Armani Casa on the same strip.
Sunny Isles Beach Boulevard crosses the Intracoastal to the mainland. Aventura Mall is a short drive west across the Intracoastal, and Bal Harbour and Miami Beach are to the south. Jade Signature is a separate building from Jade Ocean (17121 Collins Avenue) and Jade Beach (17001), the Carlos Ott towers, and from Jade at Brickell Bay in Brickell; confirm the address on every comparable.
Architecture and unit composition
Residences run from one-bedroom-plus-den to five bedrooms, plus sky villas and penthouses. The building has one- to four-bedroom plans on floors 5 through 34, with separate plans for the floors above. Lower and upper penthouses sit at the top. Sizes for the largest residences vary because some include combined units; get the floor plan and the association's schedule.
Floors are finished with imported flooring, and residences were delivered with European kitchens and bathrooms and pre-wired for technology. Confirm renovation status unit by unit.
Building operations
The building runs a full-service model with a 24-hour concierge, valet and a two-story lobby. The amenity program includes two beach-level pools, one a lap pool and one freeform, a heated pool, spa and sauna, and a health and wellness center with a co-ed hammam. Other spaces include a fitness center, billiards, a breakfast lounge with an outdoor terrace, a library, a business center and conference rooms, a children's playroom and a teen lounge. A private beach club and beach-level dining sit on the oceanfront; the residences have deeded beach access. Confirm the beach rights in writing.
Parking is below grade, with assigned and valet spaces.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the operating budget, reserve funding and any special assessments. Ask how the commercial or shared beach-level facilities are staffed and charged.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association and should be confirmed at offer stage.
Sales context
Fortune began selling the tower in 2013. It topped out in fall 2016 and opened in March 2018. One of two arms-length sales recorded in May 2026, at $3.55 million. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Jade Signature
Price by line and floor. Compare within the same plan type: one-bedroom-plus-den, four-bedroom and penthouse residences differ in size and price.
Confirm interior area. Get the floor plan and the association's size schedule. Interior and terrace areas are reported separately, and figures differ.
Check the beach rights. Ask for the documents on beach access, the beach club and who operates the beach-level facilities.
Read the reserve documents. Request the budget, SIRS and any pending assessments.
What to know if you're selling at Jade Signature
Price against your line. Use recent closings in the same plan and floor range, not the penthouse trades.
Have the documents ready. Budget, reserve study and inspection status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jan 2017. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
