Why Aurora matters
Aurora has 17 floors and 61 residences, a smaller scale than many of the beachfront towers around it.
Verzasca Group developed it and Revuelta Architecture International designed it. It was completed in 2023.
Sunny Isles Beach
Sunny Isles Beach is a city of about one square mile on the barrier island, between Bal Harbour and Aventura, built almost entirely along Collins Avenue. The city's skyline is a line of oceanfront towers, including Trump Towers, Porsche Design Tower and Muse. Aurora is at 17550 Collins, in the northern half of the city.
The area's anchors are Aventura Mall, one of the larger shopping centers in the country, and Oleta River State Park on the mainland side.
Architecture and unit composition
Residences are two- and three-bedroom plans, with a two-bedroom-plus-den plan of about 1,398 square feet. Smaller plans start near 1,385 square feet. Penthouse plans run to about 3,100 square feet.
Interiors have ten-foot ceilings, floor-to-ceiling windows and private elevator entries, so the elevator opens into the residence. Curved balconies are the exterior signature. Interiors were designed by Steven G. Interiors.
Building operations
Services are a concierge and covered garage parking with assigned spaces. The amenity deck has a half-Olympic lap pool, an outdoor fitness area, a clubhouse with a sauna and hot tub, cabanas and a barbecue area, with a business center inside.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Because the building is new, also ask for the developer turnover documents and the warranty status, and ask whether the association has fully funded reserves or waived any part.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, May 2026, at $1,150,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Aurora
Ask for the turnover package. New buildings hand over from the developer to the owners. Get the turnover engineering report, the warranty schedule and any open construction claims.
Confirm the plan. Sizes for the same line vary. Get the plan, the interior area and the parking assignment in writing.
Check the budget. A boutique building spreads fixed costs across 61 owners. Review the operating budget and reserve funding against the service level.
What to know if you're selling at Aurora
Price against the same line. Compare to trades in your plan and floor range.
Document the finish. Give buyers the specification, the plan and the association's documents.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 2023. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
