Why Muse Residences matters
Muse has 62 residences, none smaller than about 2,360 square feet. Each residence runs the full width of the building. Each has a private elevator landing and a terrace around 60 feet wide.
Carlos Ott drew the tower as a slender black curved-glass form with an extruded frame, and Sieger Suárez, a Miami firm, worked as architect on the project. The tower is 47 floors. Property Markets Group and S2 Development launched it in 2014, and the interiors were fully finished at delivery. Art is part of the program: Helidon Xhixha, an Albanian-born sculptor known for stainless steel work, supplied a piece for every residence.
The tower topped out in early 2017 and was completed in 2018. Resales are now the market. The county record shows 86 arm's-length sales.
Sunny Isles Beach
Sunny Isles Beach is a barrier-island city of oceanfront condominium towers along Collins Avenue, between Haulover Park and Bal Harbour to the south and Golden Beach to the north, with the Intracoastal Waterway on the west. Muse stands next to Jade Ocean, a 51-story tower. Most buildings on this stretch sit directly on the beach, and the competing product is other full-service towers a few blocks apart.
Aventura, Bal Harbour and Miami Beach are a short drive. Muse is the small-building end of the strip: 62 residences and plans from about 2,360 square feet.
Architecture and unit composition
Residences are two- to four-bedroom plans, with the largest homes formed by combining units. The 62 homes include 18 two-bedroom, 39 three-bedroom and one four-bedroom residence, with a few unclassified. Interiors have twelve-foot ceilings and floor-to-ceiling glass, eight-foot Italian entry doors, marble and wood floors, custom Italian cabinetry, Dornbracht and Duravit bathroom fixtures and a bar off the primary bedroom. Terraces face the ocean on one side and the Intracoastal Waterway on the other. Residents arrive through a biometric-secured private elevator.
Building operations
The service model is a private-residence one: a 24-hour concierge, in-home food and beverage delivery, dry cleaning and complimentary pet walking. Parking is fully automated, and one floor holds cooled storage. Confirm what the documents grant each owner for parking and storage.
The recreation level has the vanishing-edge pool and spa over the Atlantic, a fitness center and spa, and a mezzanine breakfast gallery. For a specific purchase, ask for the operating budget and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask how the automated parking system is maintained and funded.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Presales opened in 2014 and closings started after the 2018 completion. One recorded sale, June 2026, at $4,000,000. It is one sale, not a building price. Plans differ widely in size, so use same-plan and same-floor closings.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Muse
Confirm the unit's size and combination history. The largest residences are combined units. Get the recorded floor plan and the association's size schedule.
Price by plan and floor. Per-square-foot pricing moves with height and view. Use trades in the same line.
Underwrite the carry. Request the budget, the reserve study and the unit's monthly charge.
Check the parking system. Automated parking has maintenance costs and capacity limits. Ask how many spaces your unit has.
What to know if you're selling at Muse
Price against your plan. Buyers will compare you against the same line on other floors.
Have the documents ready. Budget, reserve study, financials and inspection status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 2018. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
