Why Key Biscayne One Hundred matters
It is a 34-residence, six-story building from 1973, in the Village of Key Biscayne.
Ask for the structural integrity reserve study, the milestone inspection report, what has been done to the roof, windows, balconies and concrete, and how the association has funded it.
Key Biscayne
Key Biscayne is a barrier island south of Virginia Key, reached by the Rickenbacker Causeway from Brickell and Downtown. It is a single municipality, the Village of Key Biscayne, with one main road, Crandon Boulevard, running its length.
Two large parks bracket it. Crandon Park, to the north, holds the beach, a marina and a golf course. Bill Baggs Cape Florida State Park, at the southern tip, holds the Cape Florida lighthouse, the oldest standing structure in South Florida, and a beach. Between them sit the Village Green, the commercial blocks along Crandon Boulevard and the island's grocery and restaurant clusters.
The village center is on the island, about 20 minutes from Brickell when the causeway is clear. Ocean Lane Drive is in the village; confirm walking distance to the beach and Crandon Boulevard from the specific residence.
Architecture and unit composition
The building has six stories and 34 residences. Get the floor plans and the association's size schedule for the specific line before comparing it to other units.
Parking is covered and assigned. A pool is on site.
Building operations
Ask the association whether there is on-site management, a front desk or any concierge service.
For a specific purchase, request the current budget, the reserve study, the milestone inspection report and its status, and any current or planned special assessment. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, October 2024, at $1,131,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Sep 1975. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
