Why Oceana Key Biscayne matters
Oceana has 154 residences on ten acres. Costantini's Consultatio later built a second Oceana in Bal Harbour.
Oceana is a 2014 building with tower residences, 12 villas, a gated entry and a private beach.
Key Biscayne
Key Biscayne is an island village south of Virginia Key, reached by the Rickenbacker Causeway. Crandon Park and Bill Baggs Cape Florida State Park take up most of the island's north and south ends, which leaves the village in the middle. Oceana sits on Ocean Drive on the Atlantic side. Brickell and Downtown are a causeway drive away.
Architecture and unit composition
Arquitectonica designed deep balconies with glass rails that follow the curves of the facade, with the glass wall set back behind them so the balconies throw shadow and give the elevation depth. A bridge about 40 feet above ground cuts through the tower and frames an opening to the sky and water on the east side.
The top two floors hold penthouses with rooftop pools and terraces. Residences have floor-to-ceiling glass, wraparound terraces, private elevator entry foyers, stone and European cabinetry kitchens, and primary baths with freestanding tubs. The 12 villas sit on the grounds alongside the tower. Take dimensions from the plans.
Parking is underground and in a 480-car garage, covered and assigned, with valet.
Building operations
The property is gated with a 24-hour concierge and security. Amenities include an oceanfront lap pool with cabanas and a poolside café, a rooftop infinity pool, a spa with sauna, a gym with ocean views, tennis courts, a putting green, a children's room and community rooms, with beach service and a private beachfront dining room. Landscape is tropical, with reflecting pools.
Ask what the common charges cover, for the current budget, any special assessment notices and whether the villas share costs with the tower. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Aug 2014. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
