Why The Pyramids @ Key Biscayne matters
The Pyramids is a 30-unit, six-story building on Key Biscayne, built in 1991. Beach access is among the amenities; ask what rights attach to each unit.
Key Biscayne
Key Biscayne is an island village reached by the Rickenbacker Causeway and Crandon Boulevard. It was incorporated as a village in 1991, the year this building was completed. Crandon Park, with its beach, and Bill Baggs Cape Florida State Park, with its lighthouse and trails, occupy the northern and southern ends of the island. The village center between them has the island's shops, restaurants and services.
Brickell and Downtown Miami are about 20 minutes away by car in normal traffic, and the causeway carries a toll.
Architecture and unit composition
The building is concrete block construction, six stories, with elevators and penthouses on the sixth floor. Plans are three and four bedrooms. Ask for the association's size schedule and a plan for any unit you consider.
The pool, clubhouse and barbecue area are the shared amenities.
Building operations
The building has a secured elevator and phone entry. Ask who manages the building and what the monthly charge covers.
For any purchase, request the current budget, financial statements, reserve funding and insurance summary. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask about special assessments, past and planned.
The parcel is in flood zone AE. Ask for the master policy, windstorm and flood coverage, and the deductibles.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, guest rules and any resale approval, are set by the association and should be confirmed at offer stage. Confirm the rental rule before you buy for investment.
Sales context
One recorded sale, March 2026, at $965,000. It is one sale, not a building price. Median assessed value is about $869,000; that is a tax assessment, not a price.
Floor, view, size and condition all affect price. Compare a unit with trades in the same floor range and plan.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at The Pyramids
Confirm the rental rules. They bear on what the unit is worth to an investor.
Read the reserve documents. With 30 owners, one large project spreads across few shares.
Check insurance and flood exposure. Ask for the master policy and deductibles before the offer.
What to know if you're selling at The Pyramids
Price by floor and plan. Use trades in your floor range, not a building average.
Have the documents ready. Budget, reserve study and insurance summary shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Feb 1991. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
