Why Bahia Mar of Key Biscayne matters
Bahia Mar is a 1983 mid-rise on Ocean Drive, on the ocean side of Key Biscayne, with 40 residences over 11 floors.
Key Biscayne
Key Biscayne is a barrier island and an incorporated village, reached from Brickell by the Rickenbacker Causeway. Crandon Park, with its beach and tennis center, occupies the northern end. Bill Baggs Cape Florida State Park, with the Cape Florida lighthouse, holds the southern tip. Between them is a residential village with a small commercial center on Crandon Boulevard.
Ocean Drive runs along the oceanside residential strip, and the building has beach access.
Architecture and unit composition
Bahia Mar is an 11-story elevator building completed in 1983. Ask for the plan for the specific line, and measure.
The common spaces are a clubhouse with a media and recreation room, a pool, a fitness room, a barbecue area, a bike room and common storage. Parking is assigned, with a garage and guest spaces.
Building operations
Ask whether there is a doorman, on-site manager or concierge. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for reserve funding. Ask for the last two years of financial statements, the current budget, any pending or planned special assessments, and the insurance program, including windstorm and flood coverage. The building sits in flood zone AE.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, December 2025, at $995,000. It is one sale, not a building price. Pricing here depends on floor, exposure, size and renovation, and a building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Bahia Mar
Get the unit's square footage from a plan or survey.
Read the reserve documents first. Ask for the SIRS, the milestone inspection and the reserve balance.
Price the insurance. Get windstorm and flood quotes before you make an offer.
What to know if you're selling at Bahia Mar
Show the renovation scope and dates.
Have the documents ready. Budget, financials, SIRS and inspection status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 1983. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
