Why Key Cassa matters
Key Cassa is a small building on a small island. Twelve residences means a handful of owners. It was built in 1965; ask about capital work and condition.
Key Biscayne and the Sunrise Drive location
Key Biscayne is a barrier island reached from the mainland by the Rickenbacker Causeway and Crandon Boulevard. It is a village of its own, incorporated in 1991, with Crandon Park to the north and Bill Baggs Cape Florida State Park at the southern tip. Sunrise Drive is a residential street in the village.
The island has parks and beaches and a short run to Brickell and Downtown over the causeway. The building is in an AE flood zone; ask for the flood insurance history.
Architecture and unit composition
The building is a low-rise with a heated pool and garage parking. Residences are lettered by line on each floor, which points to a small number of units per floor. Use floor plans and association records for sizes and bedroom counts.
Confirm renovation unit by unit and what has been replaced: windows, plumbing risers, electrical service, roof and balconies.
Building operations
Ask what the monthly dues cover.
Standard asks for any Florida condominium purchase: the current budget and recent financial statements, the structural integrity reserve study (SIRS) and reserve funding, and milestone inspection status. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask whether any special assessment is pending or planned, and for the building's insurance coverage and renewal history.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, May 2026, at $1,400,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Key Cassa
Start with the reserves. With 12 residences, each owner carries a larger share of any large repair. Review the SIRS, reserves and any assessment history.
Confirm the unit. Get size, bedroom count and parking assignment in writing.
What to know if you're selling at Key Cassa
Price against your line. Have dates and invoices for what you have replaced.
Have the documents ready. Budget, financials, SIRS and milestone status shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 1973. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
