Why Ocean Tower One, Ocean Club matters
It is one of the two beachfront towers in the Ocean Club, with Ocean Tower Two beside it at 791 Crandon Boulevard. Ocean Tower One was completed in 2002, a year after Ocean Tower Two. Residences are large, and in many plans a private elevator opens into the apartment foyer.
The Ocean Club is a gated, Mediterranean-style community on the Atlantic with its own beach, club and courts.
Key Biscayne and the Ocean Club
Key Biscayne is a barrier island village south of Miami Beach, reached from the mainland by the Rickenbacker Causeway across Virginia Key. Crandon Boulevard is the main road. Crandon Park and its public beach are at the north end of the island and Bill Baggs Cape Florida State Park, with its lighthouse, is at the south end. Brickell and Downtown Miami are 15 to 20 minutes away by car without traffic.
The Ocean Club is a gated community of more than 50 acres on the Atlantic side of Crandon Boulevard, with two controlled entries, roughly 1,000 feet of beach and classic Mediterranean-style architecture by Sieger Suarez. It has 11 buildings and roughly 800 homes: three lake villas (Lake Villa One, Two and Three, at 721 to 749 Crandon), two resort villas (Resort Villa One and Two, at 701 to 719 Crandon), Lake Tower (765), three club towers (Club Tower Three, Two and One, at 781, 785 and 789) and two ocean towers (Ocean Tower Two at 791 and Ocean Tower One at 799). Each building is its own condominium, so budgets, reserves and rules differ by building. Confirm the address and the declaration name on any contract.
Architecture and unit composition
Ocean Tower One is a 16-story building with large residences. Plans run from three to five bedrooms and from about 2,500 square feet, with the penthouse floors above. Many residences have a private elevator to the foyer.
Confirm renovation and mechanical systems unit by unit.
Building operations
The tower has an oceanfront pool and spa, a fitness center, a library, a card room, a residents' lounge and air-conditioned private storage, with a two-story lobby. Services are 24-hour security, a lobby concierge and valet, with covered assigned parking.
Residences across the Ocean Club were specified with 8-foot-8-inch ceilings, granite counters and marble primary baths; confirm for each unit. The Ocean Club has community facilities: a beach club of about 20,000 square feet with about 125 beachfront cabanas, about eight Har-Tru (clay) tennis courts and padel courts, pools, a beachside bar and grill, and a members clubhouse with spa and salon. These belong to the community, not to Ocean Tower One alone. Ask for the master association documents and the written club terms covering access, fees, beach rights and how shared costs are split.
Request the operating budget, reserve funding and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. For an oceanfront building, ask about the facade, balconies, roof, elevators and the plan for coastal exposure. The parcel is in an AE flood zone; ask for the insurance history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
The county record shows about 277 arm's-length sales. One recorded sale, February 2026, at $10.95 million. It is one sale, not a building price. Pricing varies widely by floor, plan and condition.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Mar 1999. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
