Why Club Tower Three, Ocean Club matters

It is a tower in a gated community of more than 50 acres on the Atlantic side of Key Biscayne. Club Tower Three is at 781 Crandon, the lowest-numbered of the three club towers, with Club Tower Two at 785 and Club Tower One at 789.

The residences are two- and three-bedroom plans of 2,100 square feet and up, with terraces of 430 square feet or more. Six plan lines over 18 residential floors make up the 94 homes; not every line runs on every floor. The comparison set is the Ocean Towers, which are oceanfront and were completed later, and the other club towers.

Interior condition varies by unit; ask for the renovation history.

Key Biscayne and the Ocean Club

Key Biscayne is a barrier island village south of Miami Beach, reached from the mainland by the Rickenbacker Causeway across Virginia Key. Crandon Boulevard is the main road. Crandon Park and its public beach are at the north end of the island and Bill Baggs Cape Florida State Park, with its lighthouse, is at the south end. Brickell and Downtown Miami are 15 to 20 minutes away by car without traffic.

The Ocean Club is a gated community of more than 50 acres on the Atlantic side of Crandon Boulevard, with two controlled entries, roughly 1,000 feet of beach and Mediterranean-style architecture by Sieger Suarez. It has 11 buildings and roughly 800 homes: three lake villas (Lake Villa One, Two and Three, at 721 to 749 Crandon), two resort villas (Resort Villa One and Two, at 701 to 719 Crandon), Lake Tower (765), three club towers (Club Tower Three, Two and One, at 781, 785 and 789) and two ocean towers (Ocean Tower Two at 791 and Ocean Tower One at 799). Each building is its own condominium, so budgets, reserves and rules differ by building. The name "Ocean Club" is often used without naming the building, so confirm the address and the declaration name on any contract.

Architecture and unit composition

Plans run in six lines, numbered 01 through 06. The 01 line is a three-bedroom of about 2,790 square feet. The 02 and 05 lines are two-bedrooms of about 2,100. The 03 and 04 lines are three-bedrooms of about 2,500. The 06 line is a three-bedroom with den of about 2,780 to 3,030 square feet and has the largest terrace. Lines run from the second floor to the nineteenth. Check sizes against the association's schedule.

Parking is assigned and covered, with valet.

Building operations

The building has a heated pool, spa, sauna, fitness room and club room. Ask what the monthly charge covers.

Residences across the Ocean Club were specified with 8-foot-8-inch ceilings, granite counters and marble primary baths. The Ocean Club has community facilities: a beach club of about 20,000 square feet with about 125 beachfront cabanas, about eight Har-Tru (clay) tennis courts and padel courts, pools, a beachside bar and grill, and a members clubhouse with spa and salon. These belong to the community, not to Club Tower Three alone. Ask for the master association documents and the written club terms covering access, fees and cost allocation.

The building is on a barrier island, in flood zone AE. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the insurance history and the plan for the facade, balconies, roof, elevators and windows.

Policy framework

Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

One recorded sale, May 2026, closed at $4.2 million. It is one sale, not a building price. Pricing varies with line, floor, view and renovation.

Recorded sales history

Recorded transfers for this building in Miami-Dade County public records, back to Jul 1999. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
