Why Ocean Tower Two (Ocean Club) matters
Ocean Tower Two is one of the two oceanfront towers in the Ocean Club, with Ocean Tower One beside it at 799 Crandon Boulevard. It was completed in 2001, a year ahead of Ocean Tower One.
The Ocean Towers sit on the Atlantic side with about 1,000 feet of community beach frontage, and the plans are large: the bottom of the range is above 2,100 square feet.
The county record shows about 300 arm's-length sales.
Key Biscayne and the Ocean Club
Key Biscayne is a barrier island village south of Miami Beach, reached from the mainland by the Rickenbacker Causeway across Virginia Key. Crandon Boulevard is the main road. Crandon Park and its public beach are at the north end of the island and Bill Baggs Cape Florida State Park, with its lighthouse, is at the south end. Brickell and Downtown Miami are 15 to 20 minutes away by car without traffic.
The Ocean Club is a gated community of more than 50 acres on the Atlantic side of Crandon Boulevard, with two controlled entries, roughly 1,000 feet of beach and classic Mediterranean-style architecture by Sieger Suarez. It has 11 buildings and roughly 800 homes: three lake villas (Lake Villa One, Two and Three, at 721 to 749 Crandon), two resort villas (Resort Villa One and Two, at 701 to 719 Crandon), Lake Tower (765), three club towers (Club Tower Three, Two and One, at 781, 785 and 789) and two ocean towers (Ocean Tower Two at 791 and Ocean Tower One at 799). Each building is its own condominium, so budgets, reserves and rules differ by building. Confirm the address and the declaration name on any contract.
Architecture and unit composition
Ocean Tower Two is a single 16-story tower. Residences have private elevator foyers, marble floors and large terraces facing the ocean, the bay or the skyline. Floor plans run from about 2,170 to about 6,580 square feet. Bedroom counts vary by line, so use the association's floor-plan schedule.
The 111-residence count and the 16 floors are for this tower alone. Club Tower Two, at 785 Crandon, is a separate condominium with 20 floors and 100 residences; counts for the two should not be mixed.
Building operations
The tower has a concierge, 24-hour security, valet and covered parking, with pools, a spa and a fitness center. Ask which services are paid by the tower association and which through a shared arrangement across the community.
Residences across the Ocean Club were specified with 8-foot-8-inch ceilings, granite counters and marble primary baths; confirm for each unit. The Ocean Club has community facilities: a beach club of about 20,000 square feet with about 125 beachfront cabanas, about eight Har-Tru (clay) tennis courts and padel courts, pools, a beachside bar and grill, and a members clubhouse with spa and salon. These belong to the community, not to Ocean Tower Two alone. Ask for the master association documents and the written club terms covering access, fees, beach rights and how shared costs are split.
Standard Florida requests apply: the current budget and financial statements, reserve funding and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. The tower is oceanfront; ask for the concrete and balcony inspection history and the window and storm-shutter schedule.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Resales since completion in 2001 are the market. One of two arms-length sales recorded in March 2026, at $2.55 million. It is one sale, not a building price.
Price per square foot varies by floor, line and renovation. Confirm renovation by unit.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Aug 2001. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
