Why Lake Tower matters
Seventy-five residences on seven floors, with plans of about 2,480 to 3,110 square feet, are mostly three-bedroom homes with terraces and a lobby concierge. The building is not oceanfront.
One of two arms-length sales recorded in April 2026, at $3,625,000. It is one sale, not a building price.
Key Biscayne and the Ocean Club
Key Biscayne is a barrier island village south of Miami Beach, reached from the mainland by the Rickenbacker Causeway across Virginia Key. Crandon Boulevard is the main road. Crandon Park and its public beach are at the north end of the island and Bill Baggs Cape Florida State Park, with its lighthouse, is at the south end. Brickell and Downtown Miami are 15 to 20 minutes away by car without traffic.
The Ocean Club is a gated community of more than 50 acres on the Atlantic side of Crandon Boulevard, with two controlled entries, roughly 1,000 feet of beach and classic Mediterranean-style architecture by Sieger Suarez. It has 11 buildings and roughly 800 homes: three lake villas (Lake Villa One, Two and Three, at 721 to 749 Crandon), two resort villas (Resort Villa One and Two, at 701 to 719 Crandon), Lake Tower (765), three club towers (Club Tower Three, Two and One, at 781, 785 and 789) and two ocean towers (Ocean Tower Two at 791 and Ocean Tower One at 799). Each building is its own condominium, so budgets, reserves and rules differ by building. The name "Ocean Club" is often used without naming the building, so confirm the address and the declaration name on any contract.
Lake Tower faces the community's lake rather than the ocean; the lake is about five acres. Ask what water access a given unit has. Its neighbors are Lake Villa One (725 Crandon) and Lake Villa Two (735).
Outside the gates, Crandon Boulevard has the village center and Village Green, Crandon Park's beach and marina, the Crandon tennis center that hosted the Miami Open through 2018, and the Cape Florida lighthouse and beach at Bill Baggs. Virginia Key, with the Miami Marine Stadium and the Seaquarium, is on the causeway back to the mainland.
Architecture and unit composition
The architecture is Mediterranean in style, like the rest of the Ocean Club. The floor-plan schedule on file lists eight residence lines across floors two through seven: three-bedroom plans of about 2,480 to 3,110 square feet with two and a half to four and a half baths, and a two-bedroom plan of about 2,630. Open plans, large terraces, walk-in closets, in-unit washer and dryer and gourmet kitchens are standard. Confirm renovation unit by unit.
Building operations
The lobby has a concierge. Covered garage parking is assigned, with optional valet, and residents have air-conditioned private storage and bike storage. The pool deck has a pool bar and cabanas, and a residents-only lounge and lake-view terrace are in the building.
Residences across the Ocean Club were specified with 8-foot-8-inch ceilings, granite counters and marble primary baths; confirm for each unit. The Ocean Club has community facilities: a beach club of about 20,000 square feet with about 125 beachfront cabanas, about eight Har-Tru (clay) tennis courts and padel courts, pools, a beachside bar and grill, and a members clubhouse with spa and salon. These belong to the community, not to Lake Tower alone. Ask whether Lake Tower owners hold automatic access or pay membership or use fees, whether beach access is deeded, and how shared costs are split between the building and the community, and ask for the master association documents and the written club terms.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the current budget and financial statements and the reserve funding. The building is in flood zone AE, so request the master insurance terms and wind and flood deductibles.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.
Sales context
Prices vary with floor, view, plan and renovation. A building average will mislead.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Sep 2002. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
