Why Lake Villa Three matters
It is the largest of the lake villas: 50 residences in six stories, with plans from about 2,060 square feet.
It was completed in 1998 in the Ocean Club. It is on the lake side of the community rather than on the ocean, so its views and its distance to the beach differ from the Ocean Tower pages. It sits next to Lake Villa Two (1996), and Lake Villa One (2002) is the third lake villa.
Key Biscayne and the Ocean Club
Key Biscayne is a barrier island village south of Miami Beach, reached from the mainland by the Rickenbacker Causeway across Virginia Key. Crandon Boulevard is the main road. Crandon Park and its public beach are at the north end of the island and Bill Baggs Cape Florida State Park, with its lighthouse, is at the south end. Brickell and Downtown Miami are 15 to 20 minutes away by car without traffic.
The Ocean Club is a gated community of more than 50 acres on the Atlantic side of Crandon Boulevard, with two controlled entries, roughly 1,000 feet of beach and classic Mediterranean-style architecture by Sieger Suarez. It has 11 buildings and roughly 800 homes: three lake villas (Lake Villa One, Two and Three, at 721 to 749 Crandon), two resort villas (Resort Villa One and Two, at 701 to 719 Crandon), Lake Tower (765), three club towers (Club Tower Three, Two and One, at 781, 785 and 789) and two ocean towers (Ocean Tower Two at 791 and Ocean Tower One at 799). Each building is its own condominium, so budgets, reserves and rules differ by building. The name "Ocean Club" is often used without naming the building, so confirm the address and the declaration name on any contract.
The parcel is in flood zone AE.
Architecture and unit composition
The building is six stories with elevator service. Four plan families are on file: a two-bedroom of about 2,060 square feet on floors two to four, a three-bedroom of about 2,220 square feet, a three- or four-bedroom of about 2,650 square feet on the second floor, and a four-bedroom of about 2,970 square feet on the fifth floor. Penthouse units are at the top. Confirm against the association's schedule and the unit's floor plan.
Confirm interior condition unit by unit.
Building operations
The building has a heated pool with spa and sauna, a child play area, covered garage parking and guest parking. The gym, clubhouse and tennis are Ocean Club community facilities. Ask which are covered by the master association, and ask for current staffing and the master association documents.
Residences across the Ocean Club were specified with 8-foot-8-inch ceilings, granite counters and marble primary baths with whirlpool tubs and walk-in closets; confirm for each unit. The Ocean Club has community facilities: a beach club of about 20,000 square feet with about 125 beachfront cabanas, about eight Har-Tru (clay) tennis courts and padel courts, pools, a beachside bar and grill, and a members clubhouse with spa and salon. These belong to the community, not to Lake Villa Three alone. Ask whether Lake Villa Three owners hold automatic access or pay membership or use fees, whether beach access is deeded, and how shared costs are split between the building and the community, and ask for the master association documents and the written club terms.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask for the operating budget, recent financial statements, reserve funding and any special assessments. Ask about the roof, elevators, garage and exterior, and for the flood and wind insurance history.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, guest rules and any resale approval, are set by the association and should be confirmed at offer stage.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Nov 1998. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
