Why Club Tower One, Ocean Club matters
Club Tower One is a 1998 tower in the Ocean Club. It is the highest-numbered of the three club towers, at 789 Crandon Boulevard, beside Club Tower Two at 785 and Club Tower Three at 781. The Ocean Towers are at 791 and 799.
Features are the shared grounds and the size of the apartments. Residences are large two-, three- and four-bedroom plans, and in many Ocean Club plans a private elevator opens into the foyer. The Ocean Club has the amenity program; the tower has services and parking.
One recorded sale, June 2026, closed at $3.2 million. It is one sale, not a building price.
Key Biscayne and the Ocean Club
Key Biscayne is a barrier island village south of Miami Beach, reached from the mainland by the Rickenbacker Causeway across Virginia Key. Crandon Boulevard is the main road. Crandon Park and its public beach are at the north end of the island and Bill Baggs Cape Florida State Park, with its lighthouse, is at the south end. Brickell and Downtown Miami are 15 to 20 minutes away by car without traffic.
The Ocean Club is a gated community of more than 50 acres on the Atlantic side of Crandon Boulevard, with two controlled entries, roughly 1,000 feet of beach and Mediterranean-style architecture by Sieger Suarez. It has 11 buildings and roughly 800 homes: three lake villas (Lake Villa One, Two and Three, at 721 to 749 Crandon), two resort villas (Resort Villa One and Two, at 701 to 719 Crandon), Lake Tower (765), three club towers (Club Tower Three, Two and One, at 781, 785 and 789) and two ocean towers (Ocean Tower Two at 791 and Ocean Tower One at 799). Each building is its own condominium, so budgets, reserves and rules differ by building. The name "Ocean Club" is often used without naming the building, so confirm the address and the declaration name on any contract.
Architecture and unit composition
The tower has 93 residences on 20 floors. Plans are floor-through in much of the Ocean Club, with terraces facing the ocean, the lake or the island. Sizes cluster around 2,100 to 2,500 square feet. Check the area against the floor plan and the association's schedule.
Building operations
Services at the tower level are a concierge, 24-hour security and gated entry. Parking is assigned. The three club towers share a pool deck and roof garden.
Residences across the Ocean Club were specified with 8-foot-8-inch ceilings, granite counters and marble primary baths. The Ocean Club has community facilities: a beach club of about 20,000 square feet with about 125 beachfront cabanas, about eight Har-Tru (clay) tennis courts and padel courts, pools, a beachside bar and grill, and a members clubhouse with spa and salon. These belong to the community, not to Club Tower One alone. Ask for the master association documents and the written club terms covering access, fees and cost allocation.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Also ask for the budget.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Ask for the renovation history of any unit before comparing prices.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you're selling at Club Tower One
Sell the grounds with the apartment. List the community facilities as community features and state the fees.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jan 1998. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
