Why King David Towers matters
It is a 1991 building on the water side of Mid-Beach. Forty-nine residences share 15 floors, with a doorman, garage and pool deck.
King David Towers is a waterway building on Indian Creek Drive, not an oceanfront building on Collins Avenue. It has canal views; the beach is not at the door.
Mid-Beach and Indian Creek Drive
Mid-Beach is the stretch of Miami Beach north of South Beach and the Art Deco district and south of Bal Harbour, running from about 23rd Street into the 60s. Collins Avenue carries the oceanfront hotels and towers. Indian Creek Drive runs along the waterway on the west side, past single-family estates and a small group of condominium buildings.
At 3411, the building sits about a mile south of the Fontainebleau and Eden Roc on Collins Avenue, and the Miami Beach golf course and the beach boardwalk are within a short drive. The Bal Harbour Shops are to the north. Indian Creek Drive is residential, with access to the beach and to both ends of Miami Beach.
Architecture and unit composition
The building is a 15-story concrete tower of 49 residences, built in 1991. Get the floor plan and the association's size schedule for any unit. Views run to the Indian Creek canal and, from upper floors on some lines, the Intracoastal Waterway and the skyline. Confirm views by line.
Ask whether the building has dock or boat-slip rights and how any seawall maintenance is funded, and ask for the inspection report and any assessment history.
Building operations
Amenities include a pool and spa, sauna, exercise room, club and community rooms, billiards, barbecue area and bike storage, with garage parking. The building has a doorman.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Request the operating budget, elevator and roof condition, and any special assessments. Ask about window, roof and garage condition.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association and should be confirmed at offer stage.
Sales context
One recorded sale, October 2025, at $690,000. It is one sale, not a building price. Compare against units of the same plan, floor and view, and note whether the unit has been renovated.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at King David Towers
Read the reserve and inspection file. Request the reserve funding and milestone inspection status first.
Confirm the water. Ask whether slips are available, what the seawall inspection shows and who pays for repairs.
Check the flood zone. The building is in FEMA zone AE. Get the flood insurance quote before you commit.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 1991. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
