Why Terra Beachside matters
BSG Development and Sieger Suarez began 117 residences as a six-story block of two- and three-level homes organized around a long skylit atrium. BH3 acquired the unfinished project in 2009 and completed it in 2010.
Living areas have ceilings of about 18.5 feet. Homes are called Wind or Earth units. Wind units have a private roof terrace of more than 1,300 square feet. Earth units have a private yard with direct street access. Every unit has a balcony.
The building is one of three that make up the 6000 block of Mid-Beach: Terra Beachside on Collins, 6000 Indian Creek on the waterway, and the Cabana, an oceanfront beach club building. The original program tied the three together with shared amenities. Get Terra owners' current access terms in writing from the association.
Mid-Beach
Mid-Beach is the Miami Beach stretch north of South Beach and the Art Deco district and south of Bal Harbour, from about 23rd Street into the 60s. Collins Avenue carries the oceanfront hotels and the larger condominium towers. West of it, Indian Creek Drive follows the waterway.
At 6000 Collins the building is a few blocks from the beach and about a mile and a half north of the Fontainebleau and Eden Roc. Bal Harbour Shops are to the north, and the Miami Beach golf course, the beachfront boardwalk and Normandy Isle are close. The area is residential and low-density compared with South Beach.
Architecture and unit composition
The plan is a low-rise courtyard scheme. A skylit atrium runs through the building and organizes circulation. A cone-shaped recreation building and a Zen-inspired garden anchor the common space. Residences are loft-style, with double-height living areas, floor-to-ceiling glass and private outdoor space.
Sizes run from about 1,095 to 3,495 square feet. Kitchens were delivered with Miele cooking and Sub-Zero refrigeration, and baths with Philippe Starck fixtures and frameless marble showers.
Because units are two or three levels with private roofs and yards, maintenance responsibility for terraces, roofs and glass is the question to settle early. Ask the association which elements are common and which are the owner's.
Building operations
The building has an elevator, covered assigned parking, a heated pool and spa, a fitness area, billiards and game rooms and a community room.
Ask whether the building falls under Florida's milestone inspection and structural integrity reserve study rules. Ask for the operating budget, the reserve study, the inspection report, the roof and terrace waterproofing history and any special assessments. Roof terraces are a feature to inspect.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Recorded transfers for this building in Miami-Dade County public records, back to Oct 2010. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked.
