Why Masada II matters
Masada II has 59 residences in seven stories, with one- and two-bedroom plans, set on the water side of Indian Creek Drive rather than on the ocean.
The building is a separate condominium from the original Masada, which sits farther north on Indian Creek Drive. The two share a name and are easy to confuse, so confirm the association and address on any document you receive.
Mid-Beach and Indian Creek Drive
Mid-Beach is the stretch of Miami Beach between roughly 23rd and 63rd Streets. Collins Avenue and the beach are on the east side; Indian Creek Drive runs along the waterway on the west side. The ocean is a short drive or bike ride east.
The Beachwalk, a continuous oceanfront path, runs along the dune through this section of Mid-Beach. Collins Avenue carries the hotels and shopping nearby. Lincoln Road and the Collins Park cultural district are to the south and Miami Beach Golf Club is nearby.
Architecture and unit composition
The building rises seven stories. Residences are one- and two-bedroom plans, with one or two baths, open kitchens, balconies and large windows. Sizes run from about 600 square feet to about 1,350.
Ask for the floor plan and the specific exposure. Ask for the parking allocation.
Building operations
The building has an elevator, a pool and on-site parking.
Ask for the current budget and recent financial statements, reserve funding, flood insurance cost and any pending or past special assessments. The building sits in a FEMA flood zone designated AE, so ask for the flood insurance premium and the building's elevation certificate. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories, and this building has seven; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
82 arm's-length sales are on record over the building's history. One recorded sale, July 2024, at $750,000. It is one sale, not a building price.
Use trades in your own plan type and floor range.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Masada II
Get the plan and exposure. One- and two-bedroom units differ in light, view and noise depending on which side they face. Do not rely on a written description.
Request the association file early. Budget, reserve study, reserve funding, flood coverage and assessment history are the numbers that move the monthly cost.
Get the rules. Rental, pet and guest rules are set by the association, and the answers affect both use and resale.
What to know if you're selling at Masada II
Price against your line. Use recent trades in your plan type and floor, not the building's latest sale.
Have the documents ready. A current budget, reserve study and inspection report shorten diligence and reduce renegotiation.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jun 1999. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
