Why Meridian 5 matters

Meridian 5 has 20 residences in four stories, a pool, a roof deck and a garage, a few blocks from South Pointe.

The building was completed in 2011 and is also known as Meridian 5 Lofts. Not to be confused with The Meridian (also known as Meridian Lofts) at 2001 Meridian Avenue or Meridian Place at 325 Meridian Avenue.

A 20-unit association spreads costs across few owners; ask for the reserve study and the inspection record.

South of Fifth

South of Fifth, often shortened to SoFi, is the southern tip of Miami Beach, below Fifth Street. South Pointe Park, the pier and the Government Cut shipping channel are at the southern edge, and the ocean is a short walk east.

The neighborhood has a mix of large oceanfront towers on its eastern edge and low-rise buildings inland, where Meridian 5 sits. Washington Avenue, with shops and restaurants, is a few blocks away.

Architecture and unit composition

The building is four stories with an elevator and a garage. Residences range from about 860 to 1,115 square feet. One-bedroom plans of about 860 square feet and two-bedroom, two-bath plans of about 950 to 1,115 square feet make up the building. Units include in-unit washers and dryers and central air.

The pool is heated and the roof deck is common. Parking is covered and assigned. Ask whether a parking space is deeded to the unit or assigned by the association, and how many spaces each unit has.

Building operations

Ask what the monthly charges cover, which utilities are included and how common-area maintenance is funded.

Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories, and this building has four; ask for the inspection report, the reserve study and any assessment history. Also ask for the current budget and any special assessments. In a 20-unit building, ask how many units are owner-occupied.

Policy framework

Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Sales context

One recorded sale, October 2025, at $870,000. It is one sale, not a building price.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you're buying at Meridian 5

Read the reserves first. In a 20-unit building, a single assessment is divided among few owners. Ask for the study, budget and inspection record.

Check parking. Get the parking assignment in writing, including whether it is deeded.

Ask about leasing. If you plan to rent the unit, get the minimum term and any cap before contract.

What to know if you're selling at Meridian 5

Price against the same plan. Use trades on one-bedroom or two-bedroom plans, not an average across both.

Have the documents ready. A current budget, reserve study and inspection summary answer a buyer's first questions in a small building.

Recorded sales history

Recorded transfers for this building in Miami-Dade County public records, back to Oct 2011. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
