Why The Vistas matters
The Vistas is a small, gated building on the Venetian Islands, the chain of man-made islands that carries the Venetian Causeway between Miami Beach and the Miami mainland. It has 48 residences in six stories, a pool on the water and a boat dock.
It has bay frontage, assigned covered parking and a gated entrance, with the beach a short drive across the causeway.
The building was completed in 1998. Ask for its reserve study, inspection history and assessment history.
The Venetian Islands
The islands sit in Biscayne Bay between Miami Beach to the east and the Miami mainland to the west. The Venetian Causeway connects them, with a short drive to South Beach and a similar drive to Downtown Miami and Brickell.
Architecture and unit composition
The building rises six stories with elevator service. Residences run from one to three bedrooms. One-bedroom plans start at about 830 square feet. The larger plans reach roughly 2,100 square feet of interior space. Residences have balconies and walk-in closets. Confirm interior area against the association's size schedule.
View type depends on the line and floor. Check what a specific unit sees before assuming a view of the ocean or the skyline.
Building operations
The property is gated with a secured entrance. Amenities include a heated pool overlooking the bay, a gym, a clubhouse and social room with picnic area, a boat dock and seawall, covered assigned parking, bike storage and extra storage.
Dock slips and dock rights are an item to settle before contract: whether slips are assigned, leased or first-come, and what vessel sizes the dock can take.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask also for any seawall and dock work, the current budget and any special assessments.
Policy framework
Pet, rental and resale rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, April 2026, at $820,000. It is one sale, not a building price. Bedroom count, floor and view all affect price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at The Vistas
Identify the line. One-, two- and three-bedroom plans differ in size by a wide margin. Get the floor plan and the association's size schedule.
Read the dock terms. If the boat dock is a reason to buy, confirm in writing how slips are allocated and what they cost.
Review the reserves. Request reserve funding, inspection status and any seawall, roof and elevator work.
Test the drive. The Venetian Causeway connects the islands. Test the drive at the hours you would use it.
What to know if you're selling at The Vistas
Price against your line. Use trades with the same bedroom count and view, not the building's average.
Have the documents ready. The budget, reserve study, financial statements and inspection status shorten diligence. A clear dock and parking assignment helps.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jun 1998. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
