Why Monaco Yacht Club & Residences matters

It is a 39-home bayfront condominium with its own marina. Twelve slips are reserved for residents.

Arquitectonica designed a terraced tower with the marina in the plan, and the lobby opens through floor-to-ceiling glass to the water and the boats. Piero Lissoni designed the lobby and lounge interiors. There is no hotel program.

Residences were delivered finished: Boffi kitchens with Miele appliances, imported Italian marble baths with frameless rainfall showers, Fantini fixtures, wide-plank wood flooring from Austria and Crestron automation. Ceilings are 10 to 11 feet, glass runs floor to ceiling, and elevators open to private entries.

Construction ran from the February 2020 groundbreaking to the end of 2021, with Moss & Associates as contractor.

North Beach and Indian Creek Drive

North Beach is the stretch of Miami Beach north of 63rd Street, away from the South Beach and Mid-Beach hotel corridors. Indian Creek Drive runs along the bay side of the island. The building sits on the Intracoastal with Biscayne Bay and the downtown Miami skyline to the west, and the Atlantic visible from upper floors.

The anchors nearby are the oceanfront North Shore Open Space Park, the Normandy Isle dining blocks, and the Surfside and Bal Harbour shopping and dining a short drive north. The Design District, Wynwood and downtown Miami are a short drive across the 79th Street Causeway.

Architecture and unit composition

The tower rises 12 stories with a double-height lobby and porte-cochère. Each residence has a discreet private arrival. Seven residence types run from a one-bedroom of about 1,170 square feet to a four-bedroom of about 3,970, and the smallest units start near 920 square feet. Two half-floor three-bedroom penthouses top the building with private terraces and summer kitchens. Wraparound terraces face the bay, the ocean and the skyline.

Check which plan a unit is, its measured area and its exposure. Views vary by floor and line.

Building operations

The rooftop is the main amenity floor: a terrace of about 5,900 square feet with a pool, spa, shaded lounge and outdoor kitchen. The residents' lounge has a library and breakfast bar. The fitness center faces the bay.

The 12 slips are reserved for residents. Get slip dimensions, terms and fees in writing, and ask whether slips are owned, assigned or leased. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories, and this building has 12; ask for the inspection report, the reserve study and any assessment history. Also ask about the staffing model, the operating budget and reserves.

Policy framework

Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.

Sales context

Plans and sizes range widely, so a single sale is not a building price. Compare per-square-foot figures only within the same line and size.

Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

What to know if you're buying at Monaco Yacht Club & Residences

Treat the marina as a separate line item. Ask whether a slip comes with the unit, who controls assignment, the fee schedule and the maximum vessel size.

Verify the size. Use the measured plan, especially for the penthouses and mid-size plans.

Ask about turnover items. Ask about developer warranty status, turnover issues and reserve funding.

What to know if you're selling at Monaco Yacht Club & Residences

Lead with the interior and water. Name the Lissoni interiors and the Arquitectonica design. Slip access, if it transfers, belongs in the first line of the listing.

Be ready for diligence. Budget, reserve study, financials and inspection report should be in the package at offer.

Recorded transfers for this building in Miami-Dade County public records, back to May 2022. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Recording lags closing, so the newest sales can take several weeks to appear.
