Why Ocean 88 matters
Ocean 88 is a 1994 oceanfront condominium with a doorman and an amenity deck. Surfside is a small beachfront town between Bal Harbour and Miami Beach.
It has 98 residences on 12 floors.
The name needs care. Ocean 88 at 8855 Collins is a separate condominium from Champlain Towers North, the 1980s building on the adjacent parcel. The two share a street. Confirm the legal condominium name on any contract.
Surfside and the Collins Avenue corridor
Surfside is about one square mile, with its commercial streets on Harding Avenue, a block or two west of Collins, and a town community center and beachfront park on the oceanfront. The building sits at 88th Street. Bal Harbour Shops and the Bal Harbour oceanfront hotels are about a mile north, and Miami Beach's Mid-Beach and North Beach are to the south. The town is walkable between the beach and Harding Avenue.
The building has an oceanfront address, a doorman and a pool deck with beach access, in a small town between Bal Harbour and Miami Beach.
Architecture and unit composition
The building is a 12-story tower on the oceanfront side of Collins Avenue, with a balcony on every residence. Plans run from one to three bedrooms, with the smaller plans around 1,150 square feet and larger plans up to about 2,050. Ask the association for the size schedule.
Building operations
The building runs a doorman and a secured, card-access lobby with an on-site manager. Shared space includes a clubhouse with a community kitchen, a billiard room, a business center, a fitness center, a heated pool with a spa and sauna, and a bike room. Parking is in a garage with one to two spaces per residence.
Ask for the monthly charge by line, the operating budget, the reserve balance and any special assessment notices. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
One recorded sale, April 2026, at $1,800,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Ocean 88
Price by floor and line. Compare by floor, view and renovation level.
Read the reserve documents. Get the structural integrity reserve study, milestone inspection status and the last three years of financial statements before you negotiate.
Confirm beach access and storage. Ask what is deeded, what is assigned and what is common.
What to know if you're selling at Ocean 88
Price against your line and floor. Use trades from the last 12 months in the same plan.
Have the documents ready. A current budget, reserve study and inspection status shorten the buyer's diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Feb 1994. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
