Why Regalia matters
Regalia is a tower of 43 floors with one residence per typical floor, about 5,515 square feet of interior with a terrace that wraps all four sides. A two-story penthouse sits at the top.
Arquitectonica designed it. The terraces are deep verandas, and the glass railings run in horizontal bands that shift from floor to floor.
One recorded sale, February 2026, at $19,888,900. It is one sale, not a building price.
Sunny Isles Beach and the Regalia site
Sunny Isles Beach is a barrier-island city in northeast Miami-Dade, a corridor of oceanfront towers along Collins Avenue with the Intracoastal Waterway behind. Regalia is at the north end, near the Golden Beach line, on the oceanfront side of Collins. The tower has about 160 feet of beachfront and direct beach access.
Nearby towers include the Porsche Design Tower, the Estates at Acqualina and the Ritz-Carlton and Armani/Casa residences. Haulover Park and Bal Harbour are to the south, Aventura to the northwest.
Architecture and unit composition
Residences on the typical floors are four-bedroom plans of about 5,515 square feet with five and a half baths, flow-through great rooms, ceilings of about 10 feet, a private elevator gallery and a terrace of about 2,100 square feet on all four sides. Plans use wet walls in the core; confirm with the association what reconfiguration is permitted. Kitchens were delivered with Miele and Sub-Zero appliances.
Top and bottom of the building. The penthouse is a two-story residence of about 9,515 square feet. The building also has a two-story oceanfront beach house on the lower floors with a private plunge pool.
Layouts have changed. Some residences have been combined or reconfigured, and current sizes do not always match the original plans.
Building operations
The building has a concierge, valet, a porte-cochère and a separate service elevator, with a pool deck, spa, fitness center and the amenity rooms listed above. Ask the association for the amenity inventory.
Standard asks for a Florida condominium purchase: the current budget and recent financial statements, the structural integrity reserve study (SIRS) and reserve funding, milestone inspection status, insurance coverage and renewals, and any special assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Oceanfront buildings should also be asked about facade and glass maintenance and wind and flood coverage.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
Sales launched in 2007 and the tower was completed in 2014. Typical floors, upper floors and the penthouse are different products, so read price within the same floor range. The February 2026 closing at $19,888,900 is not a price level.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Regalia
Compare by floor. Typical-floor residences are the same plan, so the variables are height, condition and whether the unit is combined. Pull closings by floor range.
Confirm the configuration. Ask for the unit's recorded size and whether any combination was approved by the association.
Read the reserve documents. With 39 owners, any assessment is split across few units. Request the SIRS, budget and financials.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 2014. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
