Why The Caribbean matters
The Caribbean has 103 residences in two connected structures on the site of a 1941 hotel.
The project set out to keep the hotel. Murray Dixon, who designed many of the Art Deco hotels along Collins Avenue, drew the original Caribbean Hotel in 1941, and it sits inside the city's Collins Waterfront Architectural District. Christa Development Corporation of New York and Bluerock Real Estate converted it rather than clearing the lot. Kobi Karp restored the facade, rebuilt the interior and added a new lobby, new balconies, rooftop terraces, glass railings and full-height impact windows. The restoration alone carried a budget of about $10 million. Karp also designed a 19-story glass tower to the south. Christopher Ciccone was interior designer and creative consultant.
The restored north building holds the smaller residences and the new south tower holds the larger plans. The choice is between a preserved Art Deco structure and a glass tower with terraces.
Mid-Beach
Mid-Beach is the stretch of Miami Beach north of the Art Deco district and south of North Beach. The Caribbean is at 37th Street, about four blocks north of Faena House at 3315 Collins Avenue and just north of the Faena District, which runs 32nd to 36th Streets. The Miami Beach boardwalk runs along the dunes behind the oceanfront buildings here. The Fontainebleau and Eden Roc resorts are less than a mile north on Collins. Lincoln Road and the South Beach restaurant blocks are a short drive south.
Architecture and unit composition
The restored building keeps its Art Deco massing and entrance, with finishes of black stone and terrazzo in the public areas. The new tower is glass and rises 19 floors. Tower residences have floor-to-ceiling impact glass, terraces and Miele and Sub-Zero kitchens, with ocean views from most lines and bay or skyline views from others.
The tower's four main plans, of about 1,420, 1,620, 1,840 and 2,330 square feet, give a consistent set of lines to compare. The mix is mostly two-bedroom, with some one-, three- and four-bedroom plans. Penthouses in both structures have private rooftop terraces with pools, and ceilings in the penthouses reach about 11 feet.
Condition varies by unit; ask for renovation history.
Building operations
The building has a doorman, concierge and valet. Witkin Design Group designed the pool and spa deck. Other amenities are a fitness center, sauna, clubroom and bike storage. The underground garage holds about 108 spaces. Ask the association which beach, towel and cabana services are offered and what it charges for them.
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history, and request the budget, financial statements and reserve funding. The parcel is in flood zone AE; get insurance quotes before an offer.
Policy framework
Pet, rental and minimum-lease rules are set by the association; confirm at offer stage.
Sales context
The median assessed value is about $2.2 million; that is an assessed value, not a sale price. One of two arms-length sales recorded in June 2026, at $3.65 million. It is one sale, not a building price.
Prices depend on line, floor, view and renovation.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at The Caribbean
Know which structure you are buying in. The restored building and the new tower are one condominium but different construction, with different plans, ceiling heights and views.
Get the interior area. Get the association's size schedule and the floor plan.
Ask about the beach and the cabanas. Get in writing what beach access, chair service and cabana parcels come with ownership and what they cost.
What to know if you're selling at The Caribbean
Price against your line. Use trades in the same tower, line and floor range, adjusted for renovation.
Have the documents ready. Budget, SIRS, financials and inspection status for both structures shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Jul 2008. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
