The Residences at The Miami Beach EDITION is a 24-residence condominium building at 2901 Collins Avenue, in Mid-Beach, by Ian Schrager Company and Marriott International with design by John Pawson (design). County records list 2014 as the year built. It has a median residence of 1,985 square feet.
The recorded market runs to 42 arms-length sales since 2014, an annual turnover rate of 8.8 percent of the building over the past decade, and a median of $2,609 per square foot. Across 17 same-unit resales, 53 percent sold above their prior recorded price and the remainder at or below it, with a median gain of 0 percent over a median hold of 6 years. The 5 sales since 2023 carry a median of $3,445 per square foot, 32 percent above the level across its whole record; that gap reflects both price movement and which residences happened to trade.

Why The Residences at The Miami Beach EDITION matters
It is a small residential building tied to a hotel. Ian Schrager, the Studio 54 and Morgans founder, built the EDITION on the site of the Seville, a 1955 Collins Avenue hotel by Melvin Grossman. The Seville's shell and signature spaces were kept, and a new glass tower with the residences went up beside it. John Pawson, the British minimalist, designed the residences.
The product is a home with hotel service attached. A residents-only entrance with a doorman and two private elevators leads to the residential floors, and owners use hotel services and facilities. Residences could be delivered furnished and stocked, with Pawson and Schrager furniture packages, in a move-in format called Residential Pret-a-Porter.
The building has 24 residences, and the service and amenity program comes from the hotel next door rather than the association. Ask for the terms of owner access.
Mid-Beach
Mid-Beach is the stretch of Miami Beach north of South Beach and the Art Deco district. The EDITION sits at 29th Street on Collins Avenue, on the ocean. The Faena district, a designed arts and dining quarter from 32nd to 36th Streets, is a few blocks north, and the Fontainebleau and Eden Roc resorts are farther north. Lincoln Road and South Beach are a short drive south.
Architecture and unit composition
Residences run from one to four bedrooms and from about 900 to 4,600 square feet. Plans include duplexes and triplexes. Two penthouses have private pools, indoor and outdoor lounges and outdoor kitchens, and the Beach House and Bay House residences have outdoor kitchens and plunge pools. Interiors are minimalist.
Building operations
The hotel runs about 294 rooms and suites plus bungalows on roughly 3.5 acres, with two pools, a spa, a fitness center and a lower-level entertainment space with a nightclub, a four-lane bowling alley and an ice rink. Residents have 24-hour concierge and dedicated beach service.
Resident access terms are the first diligence item: which hotel facilities owners can use, what is included in monthly charges, what is billed per use, and how costs are split between the association and the hotel.
The 2901 Collins condominium covers the residences. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; ask for the inspection report, the reserve study and any assessment history. Ask also for the operating budget and any special assessments.
Policy framework
Policies, fees and applications, including pet, rental and minimum-lease rules, are set by the association and should be confirmed at offer stage.
Sales context
Sales launched in 2012, ahead of the 2014 opening. One recorded sale, May 22, 2026, at $6.25 million. It is one sale, not a building price. Median assessed value is about $5.0 million, a tax figure and not a price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at The Residences at The Miami Beach EDITION
Read the hotel-owner arrangement. What you can use, and what you pay for, depends on documents between the association and the hotel.
Identify the residence. Penthouses with private pools, duplexes and standard floors are different plans. A single sale is not a building price.
What to know if you're selling at The Residences at The Miami Beach EDITION
Price against your line. Use trades in the same plan type, not the penthouses.
Have the documents ready. Budget, reserve study, financials, inspection status and the hotel agreement shorten diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 2014. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
