Why Tribeca matters
Tribeca is a 1940 low-rise, two stories, in the Art Deco-era housing stock of South Beach. Its amenities are limited to a community pool. What it has is 24 residences in a pre-war building, two blocks from Lincoln Road, inside a historic district.
Its comparables are other small Deco-era condominiums in the blocks around it, not amenity towers.
"Tribeca" appears on both wings, and the 15th Street and Michigan Avenue sides are separate structures under one condominium. A unit's address, wing and association need to match.
South Beach, 15th Street and Michigan Avenue
The building sits two blocks south of Lincoln Road and west of Washington Avenue, in the residential grid between Alton Road and the Collins Avenue corridor. Lincoln Road and the beach are within walking distance. Alton Road retail and groceries are a few blocks west. The beach, Lincoln Road and the bay side of South Beach are all within roughly a mile. Visit at different hours to judge street activity.
Architecture and unit composition
The building is two stories, built in 1940.
Unit mix. About 24 residences across the two wings. Plans are one- and two-bedroom.
Historic district. Properties within the Miami Beach Architectural District are subject to the City of Miami Beach historic preservation review for exterior changes. Ask the City of Miami Beach what that means for facade, windows and roof work.
Building operations
Ask about management, shared systems, parking and laundry arrangements.
Standard asks for any Florida condominium purchase: the current budget and recent financial statements, reserve funding, and insurance. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories; this building has two, so ask whether the building falls under the rules and whether any inspection or reserve study has been done. Ask the age of the roof, plumbing, electrical and windows, and whether any assessment is pending.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association; confirm at offer stage.
Sales context
One recorded sale, June 2025, at $550,000. It is one sale, not a building price. Compare by unit size, condition and wing.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Tribeca
Confirm the wing and the address. Match the unit to the declaration, the association and the tax record.
Price condition and systems. Get the age of the roof, plumbing and electrical before weighing finishes.
Check historic-district constraints. Ask what exterior work requires review before planning any change.
Check flood exposure. Get the flood zone and elevation certificate, and request the association's insurance details.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to May 2002. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
