Why Turnberry Ocean Colony North Tower matters
It is a Turnberry Associates tower completed in 2007 with the amenity program of a private club. Turnberry is the Soffer family firm, and the Ocean Colony is one of its Sunny Isles Beach projects. Swedroe Architecture designed the two twin towers as architect of record and master planner, on about 650 feet of oceanfront, with a West Indies-style clubhouse at the beach. North opened first and South followed in 2008. North has 129 residences.
Plans start near 2,235 square feet. Each floor holds four residences, with wraparound terraces large enough for outdoor dining. A card-operated elevator opens onto a private foyer. Interiors were delivered with Snaidero cabinetry, granite counters, Sub-Zero refrigeration, marble baths, steam showers and Jacuzzi tubs.
Identity note
The name covers a two-tower complex. This page covers the North Tower at 16051 Collins Avenue only. The South Tower, at 16047 Collins Avenue, is a separate condominium with 128 residences. Turnberry Ocean Club Residences at 18501 Collins Avenue, a 2020 tower, is a different and newer building that shares only the Turnberry name. Check which tower and association a unit belongs to.
Sunny Isles Beach
Sunny Isles Beach is a barrier-island city on Collins Avenue in northeast Miami-Dade County, between Bal Harbour and Golden Beach to the south and north, with the Intracoastal Waterway to the west. The oceanfront is dense with condominium towers, from the 1960s through to branded towers of the 2020s. This building sits south of Sunny Isles Boulevard, the main east-west road. Bal Harbour Shops are to the south and Aventura is to the northwest.
The parcel is in flood zone X. Wind and insurance costs still need a quote on any unit.
Architecture and unit composition
Two towers share a landscaped oceanfront site and a club. Plans were drawn with 10-foot ceilings, deep balconies and direct-entry elevators. Residences are two to five bedrooms with floor-to-ceiling glass, sliding doors to terraces and marble baths. Four residences sit on a typical floor and three on the penthouse floors, 34 to 36, which also have the 12-foot ceilings. The tower has 37 floors.

Building operations
The gated entrance is staffed around the clock, and the building has a porte-cochère, doorman and valet. The club has a spa and fitness center with trainers and massage therapists, pools and cabanas with food and beverage service, an oceanfront dining room, a cocktail lounge, a card room, a beauty salon and a private dining room for group events. Limousine service runs by reservation. Amenities are for residents and their guests.
Ask whether the club is owned by the two tower associations or operated separately, how its cost is split between North and South, which services are in the monthly charge and who operates food and beverage. Florida's milestone inspection and structural integrity reserve study (SIRS) rules apply to condominium buildings of three or more stories, and this tower has 37 floors. Request the budget and financial statements, the SIRS and reserve funding, the inspection report and any special assessments. Because the building is oceanfront, ask about concrete and balcony inspection history and the window and storm-shutter schedule.
Policy framework
Policies, fees and applications, including pets, leasing, minimum lease terms, guest rules and any resale approval, are set by the association.
Sales context
One recorded sale, June 2025, at $3,700,000. It is one sale, not a building price. The median assessed value is about $2.73 million and is an assessed value, not a market price. Compare by floor, view, plan and renovation.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Feb 2006. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
