Why Turnberry Ocean Colony South Tower matters
It is an oceanfront building completed in 2008 by Turnberry Associates, the developer behind the Turnberry Isle resort in Aventura. South is 37 floors with 128 residences. It has four homes to a floor, private elevator foyers and 10-foot ceilings.
South and North sit on one gated oceanfront site with a shared beach club, grounds and about 650 feet of beach. Each tower is its own condominium; ask how the two associations share the beach club and grounds.
Swedroe planned the site as a whole. The beach club is a two-story poolside clubhouse in a West Indies style, with an open-air bar, restaurants, social rooms and a spa.
Sunny Isles Beach and the Turnberry site
Sunny Isles Beach is a barrier-island city of oceanfront high-rises on Collins Avenue (A1A), south of Golden Beach and Hallandale Beach and north of Haulover Beach. Turnberry Ocean Colony is in the 160th Street area, south of Sunny Isles Boulevard. Samson Oceanfront Park is a short distance north and Haulover Beach Park is south. The Intracoastal Waterway and the mainland are west across Collins Avenue, and the towers have ocean and Intracoastal views.
Aventura, with Aventura Mall, is a short drive west and holds the Turnberry Isle resort and country club, which is a separate Turnberry property and not part of the condominium. Bal Harbour Shops and Miami Beach are south.
Architecture and unit composition
South and North are matched towers on a shared oceanfront site. South has 37 floors, with about 30 residential floors above the lobby and parking levels, and four residences on a typical floor and three on the penthouse floors, 34 to 36. Published floor plans are named for islands: Exuma (two-bedroom, about 2,245 square feet), Abaco (three-bedroom, about 2,770), Martinique (three-bedroom, about 3,480) and Eleuthera (four-bedroom, about 3,735), plus penthouse plans. Layouts run from two to five bedrooms.
Residences have floor-to-ceiling sliding glass doors, deep or wraparound terraces, 10-foot ceilings (12 feet in the penthouses), a private card-operated elevator opening to a private foyer and an individual security system. As delivered, finishes included Italian cabinetry, granite counters, Miele and Sub-Zero appliances, Fior di Pesco marble in the primary bath with a whirlpool tub and steam shower, and marble in the secondary baths. Confirm condition unit by unit.
Building operations
The association operates a doorman, security, valet and concierge staff, and the beach and pool service. The management office is on site. Dues include basic cable and internet, gas, water, sewer and trash removal. Get the beach club and spa cost from the current budget.
Standard asks for any Florida condominium purchase: recent financial statements, the structural integrity reserve study (SIRS) and reserve funding, milestone inspection status, and any pending assessments. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories, and this tower has 37 floors. Ask for the inspection schedule in writing. Ask also how shared costs for the beach club, grounds and entry are split between the South and North associations.
Policy framework
Policies, fees and applications, including pets, leasing and guest rules, are set by the association and should be confirmed at offer stage. The minimum lease term is six months.
Sales context
One recorded sale, June 2026, at $3.94 million. It is one sale, not a building price. The median assessed value is about $2.61 million and is an assessed value, not a market price. Compare by condition, floor, view and plan.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Dec 2007. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
