Turnberry Ocean Club Residences is a 154-residence condominium tower at 18501 Collins Avenue, in Sunny Isles Beach, by Turnberry Associates with design by Carlos Zapata Studio. County records list 2020 as the year built. It rises 52 floors and has a median residence of 3,252 square feet.
The recorded market runs to 193 arms-length sales since 2020, an annual turnover rate of 12.5 percent of the building over the past decade, and a median of $1,731 per square foot. Why Turnberry Ocean Club Residences matters
Turnberry Ocean Club has 154 residences in an oceanfront tower of about 649 feet, with a hotel-style staffing model and an amenity program of about 70,000 square feet.
The building has a lobby-level concierge, daily vehicle service, in-residence catering, guest suites and a Sky Club on three upper floors. The model comes from the Turnberry and Fontainebleau hospitality organization.
Carlos Zapata Studio drew the tower with Robert Swedroe of Swedroe Architecture. Residences were delivered designer-ready, with ocean-facing sunrise terraces and Intracoastal-facing sunset terraces, so each plan sees both water bodies.
Sunny Isles Beach and the Turnberry site
Sunny Isles Beach is a barrier-island city of high-rise condominiums with Collins Avenue as its spine. The tower is in the northern part of the city. The Turnberry Isle Country Club, about a mile away, is the group's resort in Aventura. Aventura Mall is a short drive west, and Bal Harbour and South Beach are south.
Architecture and unit composition
The tower is a flow-through plan, with the ocean on one side and the Intracoastal on the other. Ceilings run 10 to 12 feet, and residences have Snaidero Italian cabinetry, Gaggenau appliances, Dornbracht fixtures, steam showers in primary baths, a family room and a den or staff room with bath. Sunrise terraces are about 11 feet deep with a summer kitchen. The upper residences, called Sky Villas and Tower Suites, have 20-foot living room ceilings and a private pool and spa on the terrace.
Unit mix. Plans run from three-bedroom homes of about 2,900 square feet, through four-bedrooms of about 3,350 to 3,600 square feet, to a six-bedroom triplex penthouse of about 10,700 square feet with more than 5,000 square feet of terrace. Residences were sold designer-ready, so finish level varies by owner. Confirm size by floor plan and the association's schedule.
Amenities. The ocean level has a three-story lobby, a large pool with beach service, a residents-only restaurant, a private dining room, a screening room, a boardroom and a kids' and teen lounge. Floors 30 to 32 hold the Sky Club: two cantilevered pools about 330 feet up, one facing sunrise and one sunset, hydrotherapy spas, a lounge bar, a spa and indoor and outdoor fitness, a private dining suite with a catering kitchen, and a lounge with a wine vault. A pet retreat, two furnished guest suites and 31 cabanas complete the program.
Building operations
The building offers a full-time multilingual concierge, valet and security around the clock, event planning, and private aviation, travel and car services. Several of these are arranged through the Turnberry and Fontainebleau organization, including a social membership at Turnberry Isle Country Club and access at Fontainebleau Aviation. Ask which are included with ownership today and which carry fees.
Cabanas and private enclosed garages were sold separately, so check what a given residence conveys. Ask for the budget, financial statements, structural integrity reserve study and milestone inspection status. Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three or more stories, and this tower has 52 floors. Get the inspection schedule in writing, and ask about special assessments.
Policy framework
Pet, leasing, minimum-lease, guest and resale rules are set by the association; confirm at offer stage.
Sales context
Closings started in October 2020. The first recorded sales were on lower floors, between about $3.9 million and $5.8 million. A July 2024 resale of a 22nd-floor unit, of about 3,250 square feet, was $7.2 million, about $2,200 a square foot. One recorded sale, May 2026, at $6,535,000. It is one sale, not a building price.
Unit-level transaction history is maintained in The Roebling Research Library and shared with clients during diligence.
What to know if you're buying at Turnberry Ocean Club
Identify the line and the floor. A mid-floor three-bedroom and a Sky Villa are priced on different scales. Use same-line closings.
Ask what the budget covers. Ask what the staffing and Sky Club program include and what is billed separately.
Check what conveys. Cabanas, garages and club access may not come with the unit. Confirm each in the documents.
What to know if you're selling at Turnberry Ocean Club
Price against your line. The top-floor trades are not your comparable unless you own one of those plans.
Have the documents ready. Budget, reserve study, financials and inspection status shorten diligence, as does a clear list of what conveys with the unit.

Recorded sales history
Recorded transfers for this building in Miami-Dade County public records, back to Oct 2020. Prices reflect the recorded consideration; transfers the Property Appraiser does not qualify as arms-length are shown unmarked. Nominal-consideration paper transfers (deeds into trusts and LLCs, estate and family transfers, corrective deeds) are part of the record but not sales, and are omitted from this table. Recording lags closing, so the newest sales can take several weeks to appear.
