Palm Beach Hampton

A property-led guide to Palm Beach Hampton, the 1985 ocean-to-lake condominium with north and south residences on an unusually large South Ocean Boulevard site.

Palm Beach Hampton belongs to the group of South Ocean condominiums whose value cannot be read from the apartment alone. Its north and south residential positions occupy an approximately 16.25-acre ocean-to-lake property, giving the association a scale of land and waterfront responsibility that is unusual even within Palm Beach's condominium corridor.

The project dates to 1985. The present Town address layer contains approximately 104 residential identities divided between the two building positions, together with a master observation. That is a dated public-record census, not a substitute for the declaration or the association's current unit schedule. It does establish the essential physical proposition: large apartments, two related residential components and a through-island site whose common property matters to every owner.

Palm Beach Hampton belongs beneath South Ocean Boulevard. Its closest analysis begins with apartment position, exposure and configuration inside the association rather than with a corridor-wide average.

The land is part of the residential product

The Atlantic and Lake Worth sides of an ocean-to-lake condominium perform different roles. One provides the direct ocean relationship; the other can contain arrival, service, recreation, shoreline or access functions. The declaration, surveys and current association materials should establish the exact common parcels, water boundaries, paths, structures and rights rather than allowing the phrase “ocean-to-lake” to stand in for them.

An apartment owner does not acquire a private strip running across the island. The owner receives a unit and the appurtenant common interest defined by the condominium documents. The extent and quality of the grounds can still shape privacy, arrival and long-term scarcity. They also enlarge the plant the association must insure, operate and renew.

This is why a large-site condominium should not be valued solely against a neighboring tower with a similar view. Site depth, setbacks, landscape, waterfront facilities, parking and circulation affect the experience; seawalls, drainage, irrigation, pools, roads and coastal components affect the obligations. North and south are primary comparable fields

The north and south designations organize the internal market. They identify building position before floor, line, exposure, area, terrace and renovation are considered. Two apartments at the same street address can therefore compete differently despite sharing the association and its common property.

A valuation should begin with the same building position and a comparable level. Direct water orientation, oblique exposure, separation from common areas, landscape relationship and neighboring-building context can all influence the result. Original plans and later combinations can make a unit number an incomplete description of the physical residence.

County records illustrate the larger-apartment format but should not be used as an architectural schedule without reconciliation. Public area fields, declaration areas, architectural measurements and marketed living areas may use different boundaries. The building-area guide requires each observation to retain its source before any price-per-square-foot comparison is made.

When an internal sale record is insufficient, the external set should favor other low-density ocean-to-lake condominiums with similarly large apartments. The Enclave is relevant for this reason. It is not automatically equivalent: building position, site plan, capital condition and service still require adjustment.

The current public count is approximately 104 residences

The Town layer reviewed by the Research Desk exposes 105 Palm Beach Hampton PCNs: approximately 104 north and south residential identities plus the master observation. That avoids the common mistake of publishing every property row as a home.

The count remains an observation as of the verification date. A declaration can begin with one legal schedule while combinations or amendments produce a different number of physically independent residences. A pair of parcels can function as one apartment, and one marketed residence can convey through more than one legal unit. The declaration, amendments, current association schedule and the deed for the offering must be read together.

That distinction is material to market statistics. Legal identities should remain available for title and assessment work. Physical residences should govern inventory and exposure. Economic events should govern sales volume. Treating the three populations as interchangeable creates false listings, false turnover and duplicated consideration.

A 1985 waterfront association needs a dated capital record

Palm Beach Hampton is now a mature coastal property. Its present condition cannot be inferred from its construction year, landscape or the appearance of an individual renovation. The relevant record includes structural and milestone materials, reserve study, budgets, insurance, assessments, engineering reports, permits, minutes and completed projects.

The building inquiry should connect concrete and envelope, roofs, terraces and waterproofing, windows and openings, vertical transportation, electrical and plumbing distribution, life safety, parking and recreation. The site inquiry should connect seawalls or shoreline structures, drainage, paving, grounds, irrigation and any ocean or lake facilities. Different components can be on different renewal cycles.

The milestone, reserve and assessment guide separates an inspection from a finding, an adopted assessment from collected funds, and a permit from completed work. That chronology is more useful than a generalized claim that a building has been “updated.”

Large grounds do not make an association financially weak or strong. They make the allocation of responsibility and the current funding record more consequential. The buyer should understand which obligations are routine operating costs and which belong to long-lived capital components.

The sales record must follow the apartment, not every deed

Palm Beach Hampton has enough recorded history to support repeat-sale analysis, but the instrument series contains the same complications found throughout Palm Beach: nominal consideration, trust and entity transfers, estate planning, corrections, multi-parcel conveyances and close-in-time documents.

A genuine purchase years after an earlier purchase is retained. It can show how a north or south residence moved across cycles and how renovation or association work changed the proposition. A ten-dollar deed into a trust is preserved in the ownership chronology but excluded from the arm's-length price series. Several instruments completing one acquisition are grouped as one economic event.

The analytical record should retain building position, floor and line, legal and physical configuration, area source, water orientation, renovation state and any bundled interest. MLS data later contributes condition, ask history, days on market and exposure. It does not replace the recorded chain or association evidence.

What to know if you're buying

Establish the exact north or south unit, every legal parcel in the offering and whether the physical residence remains in its original configuration. Reconcile areas and alterations through plans, permits, approvals and current measurements.

Read the declaration and survey for common ocean and lake property, access, parking, recreation and responsibility. Review the current engineering, milestone, reserve, budget, insurance, assessment and project record. Then compare the apartment within its building position and exposure before reaching to another association.

Palm Beach Hampton offers a large-site version of South Ocean condominium ownership. The scale is a residential advantage only when the apartment, common property and capital program are understood together.

What to know if you're selling

Make the apartment's north or south position, exposure, area basis and configuration explicit. Document renovations and approvals rather than relying on finish photographs to explain value.

Organize the association record around the site's real scope: buildings, ocean edge, lake edge, grounds and major shared systems. Qualified same-position sales will support the residence more persuasively than a broad average drawn from every unit at the address.
