Azura Community Guide

A guide to Azura in the Boca Raton area, including its Toll Brothers history, Mediterranean design, clubhouse and home plans.

The Roebling Research Desk · October 2026

Azura is a gated single-family neighborhood in the Boca Raton area with a shared clubhouse and a compact recreation program. Its design pairs substantial detached homes with amenities intended for ordinary weekly use. Buyers considering an established house with community facilities will find a different scale here from the area's larger country clubs.

County records place the community in unincorporated Palm Beach County. Azura appears in property records as Oxley Northern PUD; the marketing name and recorded subdivision name refer to the same residential setting. That distinction is useful when reviewing parcel records and association documents.

Development and architectural character

Toll Brothers' November 2010 announcement describes its acquisition of Azura earlier that year. That history matters when distinguishing the community's beginnings from later phases of construction. It would be inaccurate to describe every Azura residence as a newly delivered Toll Brothers house or to assign one completion date to the neighborhood.

The builder's 2014 specifications describe volume ceilings, large rear openings, covered lanais and concrete-tile roofs, with features varying by plan. They help explain the original design vocabulary. The broad relationship between living areas and outdoor space remains useful to understand, even where subsequent owners have changed kitchens, flooring or other finishes.

An individual County example at 6375 Bellamalfi Street is recorded as a single-story house built in 2013. It has 3,506 square feet under air, compared with 4,609 square feet total. That distinction separates enclosed living area from the garage and covered porches. It also illustrates why a one-level plan may be worth comparing directly with a larger home that distributes bedrooms and living space across two floors.

Reading the plan before the finishes

A home tour should establish how everyday spaces connect. The kitchen's relationship to the family room, the position of a study and the route to the pool are often more important than an extra formal room. Where guest accommodation is separated from the main living area, consider how that arrangement will work for longer stays and daily household routines.

The outdoor space deserves a separate look. Covered areas can extend the usable day, but their depth, orientation and connection to the house determine their value. A private pool also creates its own maintenance responsibilities even when a community pool is available.

Original builder specifications are background, not a substitute for inspecting the house now offered. Determine which features remain, which were changed and whether the alterations were properly documented. A property described by the same model name can have a substantially different interior after years of ownership.

Shared amenities and association costs

Azura's original amenity program included a 7,500-square-foot clubhouse, fitness center, pool, two Har-Tru tennis courts and a playground. Current operating arrangements and any later changes should be confirmed with the association. The usefulness of these facilities depends on their hours, booking rules and the activities a household expects to use.

The ownership budget should distinguish association charges from individual services and private-home expenses. Obtain the current assessment schedule, any transfer contribution and the rules for exterior alterations or leasing. A historical sales brochure does not establish today's charges or included services.

Useful comparisons

Seasons offers another established neighborhood with a substantial tennis focus. The Oaks has a larger shared program, while The Preserve provides another house-and-amenity comparison within Boca Raton city limits.
