Boca Bay Colony Community Guide
Explore Boca Bay Colony, including its canal setting, custom waterfront houses, newer architecture and property-specific boating considerations.
The Roebling Research Desk · October 2026
Boca Bay Colony is a waterfront residential neighborhood in northeastern Boca Raton. Canals connected to the Intracoastal Waterway form the setting for individual houses, with the relationship between the residence, terrace and water often shaping the whole property. Its housing should be understood as a collection of distinct sites and building projects.

An established neighborhood with new construction
Boca Bay Colony's residential framework was already established in the county's 2020 municipal development inventory. The present market also includes individual redevelopment projects. A house offered today may therefore represent a different design generation from its neighbors, even where the street and canal pattern remain the same.
Three Palms at Boca Bay Colony illustrates that newer layer. Core Four Homes identifies itself as the builder of a three-residence collection, with separate designs described in West Indies, Bali-inspired and Key West terms. These are project-specific architectural intentions, not a common style or original development history for the entire neighborhood.
The Royal Palm at 724 NE Bay Isle Drive was advertised at $7,750,000 on its project page updated May 8, 2026. That is an asking figure for one proposed residence, not a completed sale or neighborhood price range.
The project is marketed as a preconstruction opportunity. Completion, specifications and availability need to be established for the individual residence. An illustration of a finished house should not be treated as evidence that the house or every depicted feature is already complete.
Comparing the house and its outdoor rooms
The Three Palms materials advertise the Coconut Palm at 5,872 square feet and the Royal Palm at 6,269 square feet. The overview does not consistently define the area basis, so the residence schedule and plans should govern a detailed comparison. These two designs are examples, not a comprehensive neighborhood size range.
In a waterfront house, the arrangement of area matters particularly. A deep covered terrace may extend daily living toward the pool, while an upstairs room can offer a different view and separation from the main household. The location of the kitchen, principal suite and circulation to outdoor space is often more useful than an aggregate square-foot figure.
Corner and interior parcels can also function differently. The amount of water frontage, the buildable portion of the lot and the placement of neighboring houses determine how much privacy and usable garden a site actually provides.
Boating is specific to the parcel
The canal setting gives Boca Bay Colony its identity, but a waterfront label does not resolve the boating questions. Review the surveyed frontage, dock and seawall condition, vessel dimensions and the route to the Intracoastal. Turning room and maneuvering may matter as much as dock length.
A buyer intending to rebuild should coordinate the house design with outdoor and marine work from the beginning. The pool, terrace, landscape and waterfront improvements all compete for space. An existing configuration does not automatically establish what a replacement project can include.
Ownership and the surrounding area
The useful cost comparison combines the house's condition with the waterfront infrastructure and any applicable association obligations. There is no single advertised new-construction specification that describes all of Boca Bay Colony. Current charges and restrictions should be tied to the legal subdivision and particular parcel.
Bel Marra offers another northern Boca waterfront comparison. Boca Marina Yacht Club introduces a gated association setting, while Golden Harbour places the waterfront search farther south.
