Boca West Community Guide
Explore Boca West, a large Boca Raton area club community with 55 residential villages, four golf courses and housing ranging from apartments to single-family homes.
The Roebling Research Desk · October 2026
Boca West combines a large private club with an unusually broad residential inventory. Across approximately 1,400 acres and 55 villages, the housing includes garden apartments, villas, patio homes, townhomes and single-family houses. Four golf courses shape the landscape, while dining, racquet sports and wellness provide substantial reasons to use the club beyond golf.
Boca West has Boca Raton mailing addresses but sits in unincorporated Palm Beach County. It should also be understood as a collection of different residential products, rather than a uniformly priced estate neighborhood.

At a glance
- Setting: Inland Boca Raton market, outside the city limits
- Scale: Approximately 1,400 acres and 55 residential villages
- Housing: Apartments through single-family homes
- Signature amenity: Four 18-hole golf courses
- Ownership consideration: Residence, association and club obligations must be compared together
A large community with distinct housing choices
The same club setting can accompany a compact residence or a home with substantially more private space. This makes Boca West useful for buyers who want to right-size a property without making every daily activity dependent on a drive outside the community.
It also makes a single headline asking price or community-wide average less informative. Compare similar residence types, locations and conditions. A condominium with shared exterior maintenance presents a different ownership structure from a detached house; the association budget, insurance responsibilities and reserve needs follow that structure.
When touring, examine the practical arrangement as well as the outlook. Parking, elevator or stair access where applicable, storage, outdoor seating and the distance to the facilities you actually use all affect the experience. An attractive golf or water view does not resolve those questions.
The village name deserves attention in the document review. Confirm which association governs the property, what it maintains and whether its charges are separate from master association and club expenses. Renovation permissions, leasing provisions and occupancy arrangements should come from that property's current documents.
Four courses and a broader club program
Boca West's golf architecture includes courses by Arnold Palmer, Jim Fazio and Pete Dye. The club identifies Palmer I as opening in 1997, Palmer III in 1999, Fazio II in 2005 and Dye IV as a 2006 design. These different layouts give golf a larger physical presence than in a community organized around a single course.
The supporting recreation program includes tennis and pickleball, aquatics, fitness, spa and salon services. Restaurants and social activities add another layer of use. Someone who does not plan to play golf regularly should spend as much time understanding the non-golf routine as touring the courses.
The club facilities have been member-owned since 1991. That operating history is separate from the age, construction and condition of any individual village or building. A renovated clubhouse does not establish that every residential association has completed equivalent capital work.
Membership and carrying costs
Club admission and the real estate closing involve related but distinct steps. Published club rules describe nomination, approval and joining payments, together with categories of use privileges. Obtain the current version and a closing-specific schedule directly from the club; an older owner's payments do not establish a new buyer's obligations.
The complete comparison includes the acquisition price, association charges, club joining costs, annual dues and any property-specific assessments. Keep recurring amounts separate from one-time contributions. Golf access, household privileges and guest use should be confirmed within the chosen category rather than inferred from a broad description of amenities.
Useful comparisons
Broken Sound also offers condominium and estate villages with differentiated golf memberships. Woodfield Country Club offers another large club community with distinct neighborhood identities. Bocaire is useful when a smaller custom-home setting is the priority. See the wider Boca Raton guide.
