Broken Sound Community Guide

Explore Broken Sound in Boca Raton, from condominium villages and custom estates to its two distinct golf settings and sports and golf membership choices.

The Roebling Research Desk · October 2026

Broken Sound is a large Boca Raton club community with a particularly broad choice of housing. Its 28 villages contain more than 1,600 residences, ranging from condominiums to custom estates. That breadth is useful for someone who wants to change the size or maintenance demands of a home while keeping a substantial recreation program in view.

The community is within the City of Boca Raton. Its two golf settings are materially different: the Club Course winds through the residential grounds, while the Old Course sits outside the gates with its own clubhouse.

Reading the villages

The residential choices are too varied to reduce to one typical home. Bridgepointe, for example, is described as a condominium village with homes of approximately 2,100 to 2,900 square feet and a community pool. Grand Oaks contains custom estates described at approximately 3,500 to 10,000 square feet. Those are examples of individual villages, not a measured size range for every property in Broken Sound.

The distinction extends to architecture and outdoor space. Some villages offer courtyard arrangements; others emphasize a direct relationship between the rear rooms, pool and golf or lake outlook. The amount of private landscaping, garage accommodation and outdoor entertaining space can differ substantially.

A good search therefore starts with residence format and village rather than the community name alone. Compare the route from parking to the home, the placement of guest bedrooms and the owner's exterior maintenance responsibilities. For a condominium, the building's budget and shared systems enter the analysis alongside the club and master association.

Two different golf experiences

The Old Course opened in 1978 and underwent a Rees Jones renovation unveiled in 2023. Its layout does not wind through residential housing. It has also hosted PGA Tour Champions competition, giving it a sporting history separate from the day-to-day residential course.

The Club Course provides the more immediate golf landscape within Broken Sound's housing areas. A golf view from a house and access to a specific course are separate considerations: the view follows the property's position; playing access follows the membership terms.

The distinction matters when comparing estates along the course with smaller residences elsewhere in the community. A lower-maintenance home may deliver the club experience someone wants without having a fairway at the back terrace. Conversely, a broad golf outlook may be important even for an owner who plays infrequently.

Membership and everyday use

Broken Sound publishes three principal categories. Sports membership covers tennis, dining, fitness, spa, aquatics and social activity. Club Course golf adds access to that course. Old Course membership includes the Old Course together with the Club Course and Sports privileges.

Confirm category availability, admission requirements and the terms attached to a particular transaction directly with the club. The purchase review should distinguish club initiation and annual dues from master and village association charges. A fee quoted for one village cannot establish the carrying cost of another.

The club's dining and wellness offerings also warrant a visit independent of a golf tour. Consider the facilities you would use on an ordinary weekday, the distances from the chosen village and the calendar during the months you expect to be in residence.

Useful comparisons

Woodfield Country Club provides another village-based setting with a substantial club program. Boca West expands the choice of housing formats further, while Bocaire offers a smaller estate community. The Boca Raton guide connects these options.
