Delaire Country Club Community Guide

Explore Delaire Country Club in Delray Beach, from its 27-hole golf setting and established houses to custom rebuilding, racquet sports and resident membership.

The Roebling Research Desk · October 2026

Delaire Country Club combines an established residential golf setting with an active program of house renovation and replacement. The club describes 325 residences, supported by 27 holes of golf, racquet sports, fitness and dining. Its scale gives it a distinct place in the Delray collection: a substantial club program within a comparatively compact residential membership community.

Delaire lies within the City of Delray Beach. County records identify the Del-Aire Golf Club subdivision and municipal jurisdiction, distinguishing it from several western communities that use Delray Beach mailing addresses in unincorporated Palm Beach County.

An established community with several generations of houses

The residential identity is not tied to one construction cycle. The club's builder program allows approved participants to renovate existing houses or replace them with new construction. Classical and contemporary designs therefore coexist within the same golf setting.

This creates several distinct ways to approach a home here. An existing house may offer a plan and mature setting that need only selective changes. A comprehensively renovated residence can retain the original structural footprint while presenting a substantially different interior. A replacement house can organize the property around a new arrangement of principal rooms, guest accommodation and outdoor living.

The comparison is consequently more useful at the house and parcel level than through construction year alone. The relationship between entry, kitchen, living room and pool can distinguish two similarly sized properties. So can the division of space between a large open room and smaller, separately usable rooms for work, guests or quieter activities.

Rebuilding is part of the residential model

Delaire's formal Builder/Investor Program is an important characteristic of the community. It gives approved builders and new members a route to renovation or demolition and rebuilding, subject to agreements. The club also makes clear that the owner selects and contracts with the builder; participation in the program is not a club guarantee of the contractor's work.

The program helps explain why two nearby houses may belong to different architectural generations. It also changes how an older property is evaluated. Its value may lie partly in the existing residence and partly in the arrangement of the land, orientation and possibility of an approved replacement.

A conceptual new house still has to fit the actual parcel and approval process. The club's program and municipal review address different parts of that process. A completed neighboring project is useful context, but does not establish what can be built on another lot.

Twenty-seven holes create a broad golf landscape

The golf course was originally designed by Joe Lee and later upgraded by Kipp Schulties. Delaire arranges its 27 holes as three nine-hole courses and offers instruction, league play and tournaments.

For a residence beside the course, the golf landscape is part of the house's setting. A view across a broad fairway differs from a position near a green or a path. The distance between the terrace and play, as well as planting and grade, determines the immediate experience more than the general label of golf frontage.

Golf also creates a reason to use the community throughout the week. Practice, lessons and shorter rounds can be as relevant as a full 18-hole game. The published club program describes both instructional and competitive opportunities, allowing the course to serve several levels of interest.

Racquet sports and wellness broaden the club

Delaire has eight Har-Tru tennis courts, including two illuminated courts. Its racquet program includes tennis and pickleball instruction, clinics and organized events. These activities offer a separate recreational center for residents who want the club setting without making golf their principal routine.

The fitness program includes personal training and classes such as yoga, balance work and water fitness. The club also describes private therapy services, while dining and social activities add another layer to the residential experience. Individual services, schedules and charges are governed by the current club program.

Resident membership is required

All property owners are required to participate in Delaire's Resident Opportunity membership. The club separately describes a limited non-resident program. These are different relationships with the club, and a non-resident opportunity does not determine the obligations attached to buying a house.

For a purchase, the relevant membership agreement, admission process and current club obligations belong alongside the residential documents. The house's operating requirements remain separate: a new residence and an established house can have very different roof, mechanical, landscape and pool histories within the same club.

Delaire within the Delray market

Addison Reserve offers another 27-hole residential club setting with a different development history. Mizner Country Club provides an early-2000s planned community around an 18-hole course. At Seagate Country Club at The Hamlet, home ownership and club membership have a different relationship, with membership optional.
