The Roebling Research Desk · October 2026
Addison Reserve is a residential country-club community in the western Delray Beach area. Its identity combines Mediterranean-influenced houses, a substantial golf landscape and a club program that extends well beyond the course. The houses and recreational facilities belong to a coordinated development, giving the neighborhood a different character from Delray's coastal streets or individually assembled estate enclaves.
The community has Delray Beach mailing addresses in unincorporated Palm Beach County. County records distinguish that jurisdiction from the City of Delray Beach, an important geographic distinction when comparing western communities with houses closer to the ocean.

A 1990s community with a Mediterranean vocabulary
Construction began in 1995 through a partnership between Taylor Woodrow and Kenco. The architectural inspiration came from Addison Mizner's Mediterranean work, expressed through tiled roofs, loggias and the connection between indoor rooms and outdoor living areas. This is a later interpretation of that architectural language, rather than a collection of houses designed by Mizner himself.
Kenco describes the residential development as single-family houses and custom estate homes. That distinction is useful: Addison Reserve is not one repeated condominium plan, and the club setting does not make every residence equivalent in scale or configuration.
The coordinated exterior vocabulary gives the community visual continuity. Within it, the relationship between a house's entrance, principal rooms, covered terrace and pool creates much of the individual character. A substantial front elevation can conceal a relatively compact outdoor plan; another house may place more of its emphasis on a wide rear exposure.
Houses and lots are separate parts of the comparison
A county record for a Palencia Way residence illustrates one established format: a two-story, stucco-finished house built in 1999 on approximately 0.28 acre, with a pool and golf-course land classification. The record separates 3,886 square feet under air from 5,070 total square feet, including garage and other areas. It is one property example, not a community-wide size or lot standard.
That distinction between interior and total area is particularly helpful in a community where garages, covered outdoor rooms and substantial roof forms contribute to the appearance of a house. The useful comparison is the actual residential plan: how much living space is on each level, how the kitchen connects to the terrace, and whether the principal rooms address the landscape.
Golf frontage also has more than one form. A long fairway outlook, a position near a green and a more enclosed garden create different relationships between the house and activity outside. Landscaping and the position of the pool determine how much of that outlook becomes part of daily life.
Three nine-hole courses shape the setting
Arthur Hills designed the original golf courses. The current club describes a subsequent redesign by Rees Jones, with 27 holes arranged as Redemption, Salvation and Trepidation. Practice facilities include a driving range and putting and chipping areas.
Three nine-hole courses create several possible combinations for a round and give golf a broad physical presence in the community. The club also offers instruction, tournaments and seasonal programming. For a regular player, the relevant experience includes practice and organized play as well as the course itself.
Recreation extends beyond golf
The club added its Lifestyle Complex in 2019 and reopened its refreshed main clubhouse in October 2021. These dates describe significant changes to the shared facilities; they do not establish the renovation date of any individual residence.
Current recreation includes tennis, pickleball, padel and bocce, together with fitness, spa services and aquatics. Dining and recreation areas give residents places to meet without organizing a full round of golf. The published program also includes a game room, playground and other outdoor recreation.
Membership belongs in the ownership picture
Addison Reserve is member-owned, and home ownership in the community is required for club membership. Its Full Golf and Partial Golf categories provide different golf access while including the non-golf facilities. The Partial Golf category has seasonal playing limitations, so the distinction matters even for someone who plays only occasionally.
The applicable membership, admission process and current charges should be established with the club for the specific purchase. Club operations, club capital reserves, the relevant property association and maintenance of the individual house are separate expenses. A current membership schedule and association documents explain those obligations more clearly than a single combined monthly figure.
Addison Reserve within the Delray collection
Mizner Country Club provides another western residential club setting, centered on an 18-hole course. Delaire Country Club offers an established community with an active renovation and rebuilding program. Seven Bridges is useful for comparing a substantial residential recreation program organized through an HOA.
