Seven Bridges Delray Beach Community Guide

Explore Seven Bridges in the western Delray Beach area, including its GL Homes development, house plans, lake settings and HOA recreation facilities.

The Roebling Research Desk · October 2026

Seven Bridges is a GL Homes residential community in the western Delray Beach area, with substantial single-family houses, lakes and a shared recreation complex. Its plan places the clubhouse, courts and pools at the center of community life. The ownership model is organized through a homeowners association, rather than a residential golf-club membership.

The community uses Delray Beach mailing addresses in unincorporated Palm Beach County. County records identify its residential plats under the Hyder AGR PUD name. Seven Bridges, The Bridges and Boca Bridges are separate communities; their related names do not make their houses, associations or amenities interchangeable.

A coordinated development introduced in 2014

GL Homes introduced Seven Bridges in 2014 with four house collections and 21 floor plans. The original development announcement described a water-themed plan, with bridges connecting residential areas and amenities, and a range of three- to six-bedroom houses. Libraries, media rooms and other additional living spaces appeared in different plans.

That origin remains useful when reading the resale market. Seven Bridges began as a coordinated collection of houses with a shared design and amenity framework. Individual options, later renovations, pool installations and landscape work then created differences within that framework.

The resulting comparison has three parts: the underlying house plan, the position and dimensions of the lot, and the changes made by successive owners. A house with more bedrooms may not offer more useful communal space; a smaller interior can work well if the principal rooms and covered outdoor areas connect effectively.

Interior size and land area vary independently

Two county records illustrate the distinction. A 2017 house at 16149 Pantheon Pass has approximately 4,783 square feet under air on roughly 0.16 acre. A 2015 house at 16897 Pierre Circle has approximately 4,440 square feet under air on roughly 0.25 acre. Both are two-story residences with stucco and concrete-tile roofs. These examples describe individual properties, not community-wide minimums or maximums.

The larger interior in that pair occupies the smaller parcel. This is why house size alone does not establish garden depth, separation from neighbors or the amount of usable outdoor space. The actual footprint and pool arrangement are important parts of the residential offering.

A marketed Colonnade plan on Strasbourg Lane provides another layout example: a principal suite, guest bedroom and office on the first floor, with a loft and additional bedrooms upstairs. That organization separates some daily living from guest or secondary accommodation. It is one particular home's arrangement, not a feature shared by every Seven Bridges residence.

Lakes and outdoor rooms shape the house experience

The original plan used lake views and cul-de-sac positions as part of its residential offering. A lake outlook can extend the perceived depth of a garden, but the view and the owned parcel are different assets. The width of the rear boundary, neighboring terraces and position of planting determine the immediate setting.

Covered outdoor space also changes the usefulness of a floor plan. A terrace directly connected to the kitchen and main living area can act as an additional gathering space. A larger pool deck with little cover serves a different purpose. Those distinctions are more informative than treating every lake-facing house as the same product.

A clubhouse and recreation model

Current community descriptions identify a roughly 30,000-square-foot clubhouse and recreation complex, with fitness facilities, tennis, swimming, an indoor sports court, game and card rooms, and dining. A contemporary property listing also identifies restaurant access, pools, tennis, pickleball and fitness classes.

The development's original plan already emphasized this combination of indoor sport, outdoor recreation and social rooms. It gives Seven Bridges a different physical focus from a neighborhood organized around fairways. The common facilities can support several activities close to home, while the individual residence supplies the private living and outdoor space.

The HOA is part of the residential purchase

Seven Bridges has a residents association and a private community portal. Its shared recreation belongs within an HOA model, with residential obligations that should be read alongside the individual house. Common recreation, maintenance and association operations form part of that ownership picture.

The applicable association documents and current budget establish residential obligations, alteration review and the operating terms for shared facilities. The house's own maintenance remains a separate consideration. A property with a later pool or extensive interior work can have a different improvement history from its original construction date.

Comparisons within Delray

Mizner Country Club and Addison Reserve provide residential club alternatives where golf has a central role. Stone Creek Ranch changes the scale of the land search, while Lake Ida introduces an established city neighborhood.
