Pelican Harbor Community Guide
Explore Pelican Harbor, an established Delray Beach boating community with compact waterfront houses, shared recreation and property-specific dock arrangements.
The Roebling Research Desk · October 2026
Pelican Harbor is an established boating community in Delray Beach, organized around waterfront residences and shared neighborhood recreation. The housing offers a relatively compact relationship between house, terrace and water, with individual dock arrangements requiring as much attention as the interiors.
The community's identity extends beyond a view. Resident-organized boating activities have long formed part of its social life. At the same time, the broader Pelican Harbor address contains different property and association arrangements, so the particular residence and its governing documents remain the starting point.

The houses and the water's edge
A house on Pelican Way illustrates the physical scale: its county record identifies a 1982 two-story residence with 2,474 square feet under air on approximately 0.13 acre. A Commodore Circle example, built in 1980, has a similar parcel size and 2,458 square feet under air. These are individual examples rather than a full community range.
The compact sites make the arrangement of outdoor space especially important. A terrace, pool and dock can sit close to the house, reducing the amount of garden to maintain but placing greater emphasis on privacy, setbacks and the relationship to neighboring properties. Two houses with similar interiors can have quite different waterfront experiences.
Recorded construction also shows why renovation history needs to be separated into components. The house, dock, lift and pool may have been built or replaced in different years. The condition of one should not be assumed from the appearance of another.
A boating community with shared social life
Pelican Harbor's association history includes the Royal Pelican Yacht Club, a resident social committee associated with gatherings and boating events. That neighborhood activity complements the clubhouse and fitness facilities. The current event calendar should be considered separately from the permanent facilities.
For a purchaser who intends to keep a boat, establish what transfers with the residence. A dock described in marketing material may involve deeded ownership, an assigned right or a separate arrangement. Confirm the actual documents, permitted vessel dimensions, utilities and maintenance responsibility.
The navigable route and maneuvering space matter as well. A dock that accommodates one owner's vessel may be unsuitable for another. Marine inspections and a review of permits should form part of the property comparison, alongside the house's roof, windows and exterior condition.
Associations and nearby alternatives
Pelican Harbor's application materials identify a separate application and orientation process for Captain's Walk. That distinction is a useful reminder that a shared neighborhood name does not establish a single set of purchase requirements. Obtain the current package for the residence and any additional association involved.
Tropic Isle offers another Delray waterfront-house setting. The Estuary provides a townhome alternative with a different relationship to the Intracoastal, while Boca Marina Yacht Club and Boca Harbour extend the boating search south. Match the housing format and dock rights before comparing purchase prices.
