Boca Harbour Community Guide
Boca Harbour, an established Boca Raton waterfront neighborhood: canal position, individual dock conditions and original versus replacement houses shape the property search.
The Roebling Research Desk · October 2026
Boca Harbour is an established waterfront neighborhood in northeast Boca Raton, where the canal system and the individual building site are central to the housing choice. Earlier single-story houses share the broader neighborhood with larger homes built or substantially reworked in later decades.
The neighborhood name includes distinct recorded sections, including Harbour Island. A precise address and survey are more useful than assuming every Boca Harbour property has the same frontage, view or dock arrangement. Nearby Boca Bay Colony, Bel Marra and Boca Keys are separate locations within the city's wider waterfront market.

Several generations of waterfront housing
Two properties illustrate the difference in scale without defining a community-wide size range. A 1961 house in the Boca Harbour replat has 1,892 square feet under air, a one-story plan and a recorded lot of about 0.22 acre. A 2001 house in the Harbour Island section has 5,566 square feet under air and two stories on a similarly sized recorded parcel.
The contrast is useful: lot area alone does not explain the experience of a house here. A larger building may provide more interior accommodation while leaving a different proportion of the property for lawn, pool and terrace. An earlier house may have a lower profile and a different relationship to the water.
Renovations also need to be read in layers. The age of the original structure, the date of later additions and the condition of waterfront improvements may differ. A dock or boat lift can be much newer than the house, while an updated interior may still sit behind older windows or beneath an older roof.
The waterfront as part of the property
For boating, establish the route from the actual dock to the Intracoastal and the relevant inlet. Canal width, turning room, vessel draft and neighboring structures all affect use. A broad waterfront photograph does not establish how a particular boat can maneuver or whether an existing lift is suitable.
The survey, seawall condition and dock permits should be considered alongside the house. The position of a terrace relative to the dock can affect privacy and outdoor circulation. For a non-boating owner, those improvements still carry maintenance obligations even when they are valued principally for the view.
Exposure also changes the setting. A wider outlook can bring more visible boat traffic, while an interior canal location may frame a more enclosed scene. Look at the prospect from the house itself, not solely from the edge of the seawall.
Neighborhood life and ownership
The Boca Harbour Residents Club organizes social activities and operates a membership and donation program. That social organization should not be used as a substitute for checking recorded property restrictions or any obligations specific to a subdivision. Its published donation options are not a universal HOA fee.
Boca Keys provides a smaller waterfront comparison, while Boca Bay Colony and Bel Marra broaden the northeast Boca search. Golden Harbour offers a different relationship to downtown Boca Raton. Across them, the strongest comparison is a matched waterfront position and house condition, rather than the neighborhood label alone.
