Mizner Country Club Community Guide

Explore Mizner Country Club in the Delray Beach area, including its Toll Brothers development, Mediterranean houses, golf landscape, amenities and ownership structure.

The Roebling Research Desk · October 2026

Mizner Country Club is a gated residential golf community in the western Delray Beach market. Mediterranean-influenced houses, lake and fairway views, and a substantial recreation program define its setting. The club is part of the ownership structure: this is a mandatory membership community, with both master and neighborhood association obligations.

The address belongs to the Delray Beach mailing area in unincorporated Palm Beach County. A county record for Valhalla Drive confirms that distinction. The community should also be distinguished from downtown Boca Raton's Mizner Park and other properties carrying the Mizner name.

A Toll Brothers community established in 1999

The club dates its establishment to 1999 and identifies Toll Brothers as the developer. Its stated architectural inspiration is Addison Mizner. Housing and recreational facilities expanded through the following decade, creating a planned residential environment rather than an older village assembled over many generations.

The Mediterranean reference is a design vocabulary, not a claim that the early-twentieth-century architect designed the houses. Tiled roof forms, stucco and more formal exterior compositions sit alongside later interior renovations and changes to the shared facilities.

The club's current real-estate overview describes a wide range of house sizes, approximately 2,500 to more than 9,000 square feet, with golf or lake outlooks at many properties. That spread is one reason to compare a house by its plan and setting, rather than treating the community name as a single residential product.

The house and its parcel create the individual offering

A residence can devote its area to a large principal living level, additional upstairs bedrooms or separate spaces for work and entertaining. Those configurations may produce similar advertised square footage while functioning differently. The rear of the house is equally important: a covered terrace, pool and open view can form the principal living sequence, or remain more separate from the interior.

The county's record for 8191 Valhalla Drive provides one concrete example of the original construction period. It identifies a two-story house built in 2003, with stucco walls, a concrete-tile roof and approximately 0.20 acre of land. The same record classifies it within a zero-lot residential building category. These are characteristics of that parcel, not a lot-size or design standard for all of Mizner.

The relationship between neighboring houses therefore deserves as much attention as the apparent width of the view. A broad fairway background can coexist with close lateral spacing. Pool orientation, upper-floor windows and planted boundaries help determine the privacy experienced from the terrace.

Golf has an original design and a later chapter

Mizner's 18-hole, par-72 course originated as an Arnold Palmer design and was subsequently renovated by Kipp Schulties. The club dates the major renovation to 2016. Its present practice program includes a covered range with Toptracer technology and separate short-game areas.

The course is both recreation and landscape. For a house beside it, the position of a fairway, green, path or practice area changes the surroundings. The course name alone says little about the exact outlook from a residence. The club also offers instruction and organized play, which give the golf program a different role from a course visited occasionally from elsewhere.

Shared facilities have continued to change

The club opened its Central facility in 2019, adding dining, fitness and social space. Its current history also records the reopening of the renovated main clubhouse in 2026. The community's amenity setting has consequently evolved beyond the original early-2000s development.

The recreation program includes six lighted Har-Tru tennis courts and three lighted pickleball courts, plus fitness studios, spa services and aquatics. Dining ranges from casual settings and poolside meals to the Grandview dining room.

Together, those facilities make the residential choice broader than golf. The practical attraction is the ability to use several activities within one community; the relevant comparison is which parts of that program a household will actually use.

Membership and two association layers

The club expressly states that homeowners must become members. Its Master Association encompasses both the club and Master HOA, while individual neighborhoods also have their own associations. The club's closing guidance calls for two estoppels: one for the Master Association and another for the property's neighborhood association.

This structure makes the specific property and membership category important. Current club terms establish the applicable admission process, privileges and charges; the association records establish the residential obligations. Neither a seller's prior golf use nor an older fee quotation should stand in for those documents.

Addison Reserve offers a different residential club plan with three nine-hole courses. Delaire is useful for comparing a smaller established community with custom rebuilding. Seven Bridges provides an HOA recreation model, while Stone Creek Ranch shifts the emphasis toward individual estate land.
