Mizner's Preserve Delray Beach Community Guide

Explore Mizner's Preserve, an established gated community on Jog Road, with distinct residential sections, one- and two-story homes and shared recreation facilities.

The Roebling Research Desk · October 2026

Mizner's Preserve is an established gated community along Jog Road in the western Delray Beach area. Its houses combine substantial interiors with private gardens, while a clubhouse, pool and sports facilities provide common recreation. The residential character comes from the variation among its sections and house plans, rather than a golf course running through the neighborhood.

The community has Delray Beach mailing addresses in unincorporated Palm Beach County. County records separately identify the original Mizners Preserve subdivision and Mizners Preserve PUD Parc Chandon. It is a different community from Mizner Country Club, with a different location, residential organization and amenity model.

Three sections developed around the turn of the century

The community developed in stages around the late 1990s and early 2000s. A 2012 local account identifies Le Chateau, Cristal and Parc Chandon, with Sterling Communities associated with Cristal and Puder Siegel Homes with Le Chateau and Parc Chandon. It distinguishes estate layouts from homes arranged on more closely spaced lots.

The separate sections help explain why Mizner's Preserve does not present one uniform house-and-lot combination. A street address and section name reveal more than the community name alone. Different footprints, garden arrangements and original options have been joined by later interior and exterior alterations.

County construction dates provide a firmer chronology for individual properties. A residence on Via Venetia North dates to 1999, while a Parc Chandon house on D Orsay Court dates to 2001. Those dates place both in the same general development period without treating every house as a product of one completion year.

Stucco houses with varied interior arrangements

At 6391 Via Venetia North, the County records a one-story house with three bedrooms, approximately 2,814 square feet under air and a parcel of about 0.16 acre. The exterior is stucco over masonry, with a concrete-tile roof. This is a useful example of the community's lower, horizontally arranged housing.

The Parc Chandon property at 6436 D Orsay Court illustrates a different scale: approximately 3,466 square feet under air on about 0.22 acre, also recorded as one story, with a pool. The measurements distinguish interior accommodation from porches and garage space, which contribute to a larger total building area.

Larger multilevel plans are also part of the community. A marketed Capistrano model on Via Venetia South places a principal suite and an additional bedroom downstairs, with four bedrooms and a loft upstairs. Its courtyard entry, covered outdoor space and pool show another way the houses distribute rooms and recreation. This is a particular property configuration, rather than a standard layout for the entire neighborhood.

Gardens and outdoor living

The distinction between one and two stories is particularly relevant to the garden. A broad single-story footprint uses land differently from a house with substantial accommodation upstairs. The relationship between covered patio, pool and remaining planting space determines how much of the outdoor area works as an extension of the living rooms.

Some offerings emphasize lake outlooks; others center on enclosed gardens or courtyards. The important difference is the immediate setting of the house: the width of its rear exposure, the placement of neighboring outdoor rooms and the way doors connect the interior to the terrace. Renovations can change those relationships substantially even where the original floor plan remains recognizable.

Recreation within an HOA community

The shared facilities include a clubhouse, swimming pool, fitness space and tennis. USTA Florida identifies the Mizner's Preserve facility as a homeowners-association venue. A residential listing also describes a clubhouse kitchen and gathering space, playground and dog area.

This arrangement places everyday recreation within the neighborhood while the house supplies the private living space. Association responsibilities and maintenance provisions can depend on the applicable section; they belong alongside the physical distinctions among the homes.

Nearby comparisons

Grande Orchid Estates offers another established Jog Road community with detached houses and common recreation. Seven Bridges provides a later generation of planned homes and amenities, while Addison Reserve makes residential club membership and golf central to the comparison.
