Gulf Stream is a residential town with a long association with golf, polo and coastal houses. Most of its development lies between the Atlantic Ocean and the Intracoastal Waterway. Place au Soleil, west of the Intracoastal, is an important exception and a distinct part of the same municipality.
A search here can include a beachfront estate, a house on an interior residential street or a property with an Intracoastal relationship. Those settings should remain separate when comparing land, privacy, access and value. The town name describes a location, rather than one uniform housing product.
Golf, polo and the early town
The Gulf Stream Golf Club opened in 1924 with a Donald Ross course and a Spanish-style clubhouse designed by Addison Mizner. The club and nearby polo grounds helped establish the area's early identity. Gulf Stream received its municipal charter in 1925, as houses were already taking shape along the coast.
Polo's imprint continued after the playing fields disappeared. By the 1960s, the last fields had become home sites and a par-three golf course. This sequence helps explain the relationship between open recreational land and the residential fabric around it.
The architectural story extends from early estate-scale construction to later subdivisions with more varied house sizes. Mizner's clubhouse is a meaningful historical reference, but it does not establish the architect or construction date of surrounding homes. Each residence needs to be understood through its own design and alteration history.
Streetscape and architectural character
The Australian pine canopy along A1A is one of Gulf Stream's defining landscape features. It gives the roadway an established, shaded character that differs from the more open stretches of the coastal route.
The town's residential emphasis also matters. Its land is devoted to residential, public and preserved uses, with no commercial or industrial zoning. Everyday shopping and a broader restaurant selection therefore become part of the surrounding-area comparison rather than the center of the neighborhood experience.
Architectural review plays a role in proposed development. For a house intended for alteration or replacement, the existing appearance should be read alongside the permitted plans, site constraints and review history. An appealing lot does not by itself establish the size or configuration of a future house.
Comparing the residential settings
Direct beachfront properties should be assessed through the relationship between house, terrace, landscaping and shore. Frontage is only one dimension: lot depth, the position of neighboring construction and the arrangement of guest and service spaces can change how the property lives.
Interior houses can offer a different balance of garden space and proximity to the coast. A nearby beach or private club does not automatically establish access rights. Those rights should be attached to the specific property or membership being considered.
Place au Soleil dates to 1960 and sits west of the Intracoastal. Its location changes the route to the beach and its relationship to the mainland road network. Buyers comparing it with the eastern portion of town should assess the individual street and parcel rather than assume that all Gulf Stream houses share the same coastal arrangement.
Amenities and ownership costs
The golf history is central to Gulf Stream, but a municipal address is not a club admission category. Golf and other private recreational memberships have their own eligibility, availability and costs.
The same care applies to ownership expenses. A detached house and a property governed by an association can allocate maintenance differently. Compare the relevant insurance, taxes, grounds, pool and waterfront upkeep, along with any actual association budget. A single town-wide fee or price range would obscure those differences.
Nearby comparisons
North Beach Delray and the Seagate neighborhood offer related coastal house searches within Delray Beach. Ocean Ridge extends the comparison northward, while Highland Beach adds a substantial condominium setting farther south. The Delray Beach guide connects the coastal neighborhoods with inland clubs and estate communities.
